Listings are a category of their own when it comes to real estate. They involve patience, vast competitive market knowledge and then, they require a high sensitivity to the emotions of the situation. This is acutely true when it comes to listing a short sale.


Recently, Cheri Clampitt of Bozeman Montana Real Estate.net went up to bat for some of her clients who had reached out to her after an initial market analysis done a year prior. Her clients had come on some hard times and were looking for the best way out mentally, emotionally and financially. Cheri fully dedicated herself to their cause and assisted them through each step of the long process.

  • Drafting of a Hardship Letter: A hardship letter outlines the current situation a seller is in by clearly stating 1) the reason the seller is in a bind 2) what the seller has tried to do in order to remedy the situation and 3) why those attempts have not been successful. It is a heart-wrenching letter to draft. Once you start drafting the Hardship Letter, you can foresee what is to come.
  • Focus on a Successful Closing: There will be a lot of paperwork. Keep it tidy, keep it readily available and keep it current. As documents come in, address them as quickly as possible so that no snags derail the forward momentum.
  • Short Sale Approval: Getting the short sale approved is only the first half of the battle. Getting it to a pending sale status and then getting that pending sale to a sold is a chess match of itself.

At the end of the day, with all sales but particularly with short sales, having an agent on your side is imperative for the smoothest transaction possible. The end of the Cheri’s story was one wont for fairytales.
