March 2013 Atlanta Real Estate Market Report shows a unique market. For many years we have been experiencing a huge inventory of unsold homes, and now we are in desperate need to get more homes on the market. In February 2011 there were 16,785 properties for sale. In February 2012 there were 10,042 properties. This is a significant drop in available properties and is causing a shortage of quality properties for buyer to choose from.
A Good Example: I was with a client who is looking for home between $100 -$140,000. She wanted to look in the Kennesaw Mountain highschool area. Given her price point, there were only 10 homes for her to choose from. Compare this to a year ago when she could of had 30-40 homes to choose from.
The market has improved a lot over the last year. The banks are still holding inventory and my guess is that they will continue to release at a pace that will not saturate the market. The market is going into the peak season for buying and selling homes (April - August). During this time, we will be able to get a good picture of the strength of the real estate market and to see if the numbers keep improving. The next few months will tell us a lot about where we are.
