Atlanta Real Estate Market Report - January 2013

Atlanta Real EstateJanuary 2013 Atlanta Real Estate Market Report continued to show strong numbers.  The market continues to improve each month with more pending sales, less homes failed to sell, and the months of inventory has dramatically decreased.  It will be interesting to see what 2013 brings and how the final pieces of the fiscal cliff are solved.

Atlanta Real Estate Market Report Statistics for December 2012
  • Pending sales are +18.6% higher compared to December 2011
  • Distressed property sales (short sales and foreclosures) slightly up +.6%
  • Average months supply of inventory is holding stable at 3.2 months which is -2.8 month lower than December 2011.
  • Failed listings are down -14.6% from a year ago
  • Medians sales prices are up +20.0% from December 2011 to $152,000
  • Median days on market is down -31.6% to 78 days

Here is the big picture - all the numbers are looking good.  The reduction of inventory allows a seller to be able to sell quicker that in the past but the values are still not where they were five years ago.  They are increasing but it will take a while for them to return to pre-recession days.  Overall, if you are thinking about selling and can afford to - now it is.

It really sounds like we are on the upside of this painful economic recession. It is a relief to see real estate values rebounding in many large cities. It seems like Atlanta is really picking up speed. Though Georgia has a foreclosure rate of one home in 431, Atlanta is down by over half the national average to 1:905.
