You are missing a huge opportunity by leaving out the thousands of would be homeowners that can purchase your listing. I understand your home has code violations and that's why you should market the home buyers well and have them purchase the home and renovate it through a 203K loan. Even investors can take advantage of the renovation program through a conventional renovation loan. Both work in the same way, just with a different down payment. If you are unfamilair with these programs, you can go to my website and download a complete guide or contact me for specific details, but I have been doing these loans specifically for over 10 years and I deal with most of the foreclosures and short sales in my area. You can open this up to a lot more buyers when marketed correctly. Good Luck with your listing.
