    Have we seen the botton of the market in The Hamptons?  Is it the right time to buy or continue to sit on the sidelines?  These are questions that buyers are taking in consideration for buying an investment or vacation home in The Hamptons. The sales market has been more lively in the last five months which is a definite improvement taking in consideration the last few years. Sellers have accepted the fact that they will have to negotiate and price their properties realistically in order to attract the right buyer. The average property has been on the market for sometime and we have seen the asking prices reduced several times. With a spike up in signed contracts, closings, and increased activity at open houses all indicators look positive.  Main Street is on the road to recovery!  The TIME IS NOW to stake your place in the sun while the opportunities are still golden.

    If you are buying a home and applying for a mortgage, consider using a mortgage broker. The best idea in this current tricky real estate market. Recently, a well seasoned real estate investor was dealing directly with a major bank to get a mortgage for a house she wanted to buy. They pre-approved this buyer for your standard 80/20 mortgage then after the contract was signed asked her to do the mortgage at 60/40 with no feasible explanation. The buyer had no other alternative but to back out of the deal which was disappointing and unfortunate for everyone involved.

    After speaking to several mortgage brokers, they confirmed that the banks are making things difficult for most buyers even if you are qualified.  Using an experienced mortgage broker that deals with lenders on a daily basis and has developed longtime relationships with these banks is the best move in my opinion. Look at it as an added measure to insure a positive outcome when applying for a home mortgage.

    If you are considering buying a home in one of the most beautiful beach areas in the country, NOW is definitely the time.  We are in a buyer's market like the rest of the country and amazing property deals can be realized in all of The Hamptons .  The buyers I am working with now are looking for opportunites and finding them. This past year, I sold two bayfront homes in East Hampton, Lion's Head Beach for a very good value (20 to 30% below ask).  

    One extremely excellent value is land, if you have cash on hand to purchase. The banks have made land financing mortgages non existent for most prospective buyers. Yes, cash is king!
