The Intelligent Market, Sink or Swim
Today both buyers and sellers are far more savvy to market and trends. Â If they are not, there may be some unhappy endings coming their way. Some sellers live in the magical bubble of:" My house Â is still worth what I bought it at during the height of the market....well, maybe a little decrease, but pretty darn close." Â Unfortunately, the only outcome of this mentality usually reflects in longer DOM, days on market, which is a killer to a sale. Â As the price "adjusts" and takes appropriate decreases, buyers wait like sharks. Â They offer only when "the price is right." Â If a seller working with an agent really looks at recent sales AND expired, canceled, withdrawns....ALL of the data accurately, then the "intelligent" pricing will begin. Â Buyers will not jump on overpriced properties. Â Period. Â They will, however, go after perceived value. Â So, if considering selling, make sure to take a logical approach and hear what the market is really saying. Â The art of the deal really starts with with pricing....it is everything!
