  • Real Estate Market on the Rise in Ocean City NJ

    I have been in Ocean City Real Estate full time since 2004 with Prudential Fox & Roach Realtors. I would like to start out by talking about something that everyone is interested in and that is the current real estate market. All Ocean City Homeowners out there want to know what our shore market has been doing. You will be pleased to know that according to the numbers that I ran on the South Jersey Shore Regional MLS this morning Ocean City is up in sales volume by 14.3% from January 2010 to the end of 2011. Even more exciting is that we are up a whopping 20.5% from January 2009. Our home values have not yet seen an increase but they have remained pretty stable for the past year. This bump in activity is surely what we need after years of declining sales and prices.

    Year 2009 unit sales were 610

    Year 2010 unit sales were 643

    Year 2011 unit sales were 735


    Comparing the first quarter of 2011 to the first quarter of 2012 we are already up 15.5%:

    160 units sold in 2011’s first quarter

    185 units sold in 2012’s first quarter

    As of today we have 173 units in Ocean City currently under contract scheduled for settlement. This is fantastic news for all of us. The sun is shining and I can see a rainbow beyond the clouds! I look forward to hearing your thoughts.
