Senior citizens who are contemplating selling their home and moving face many challenges.  Finding a home that can accomodate your  needs and dealing with the emotions of leaving the family homestead can be overwhelming.Let's face it,  the home houses so many memories.  For many, it is where you first settled as a young couple, raised your children and welcomed your grandchildren. Yet, there comes a time when caring for your property is tiring and expensive.  Simply stated, the house no longer fits your current lifestyle.  Realize these feelings of sadness  are natural.  It is very hard to say goodbye...even to a house!  Spend some time grieving and when you are finished, start dreaming!  That's right, begin to imagine where you want to be in this next stage of life.  I suggest at this point you contact a realtor to help you identify potential properties that you may want to consider.  Try and take all issues into consideration. (i.e.~I can live on two levels now but will I be able to do stairs in 5 years? Do I want to  live close enough to my children that I can share dinners with them or easily visit?   Shall I rent and keep my money liquid or should I reinvest? Do I want to live in a community with all seniors or would I prefer a mix of all ages?  ) These are all tough questions to which you need to sit and give thoughtful answers.  I suggest at this point a Buyer's real estate agent be contacted.  The agent can review these issues and help you come up with a list of priorites.  Once the list is established, she can begin bringing you to properties and this is where the fun begins!  Get excited!! Visit all your options.....and there are so many great ones for seniors!  Embrace the process! At the same time,  sit with your agent and find out what your property is realistically worth.  This will give you an idea of what type of housing you can afford and you can better streamline your search and visits to potential new homes.  Depending on your finances you may want to secure your new housing first and sell your existing home later after you are settled.  This is great luxury.   However, many people want or need   to sell first and buy second.  So that being said....once you are excited about potential properties you need to get your home ready to list and sell!  The downsizing process is a good time to identify items to be passed along as heirlooms. To make it easier,  make a list of things you want to give away  and then have children or other relatives use that list to pick the things they would like to keep. Think of the joy you will have giving them these momentos now! If there are items that no one expresses an interest in and you are ready to part with the items,   look into ways of selling , or donating to charity. Often, your realtor will have great resources available to assist you in this regard. Also, have your realtor arrange for a dumpster! You can get rid of all the old stuff easily.  At first it's hard, but I find my clients actually start to look forward to getting new things for their "new place".  For many, this is their first "new place" in decades!!  Once the house is cleaned out, sit with your realtor and discuss staging and a pre-homeinspection.   Both of these will get you the highest sale price possible for your home.  Two great investments! Any issues raised in home inspection should either be fixed or adusted in the price (and disclosed accordingly). Once the house is ready, work out a time frame with your realtor.  A seasoned realtor will be able to list your home and negotiate an offer that gives you a workable time frame to secure your "new home"!! Or, be ready to get out immediately and plan on staying with a friend or loved one for the short term.
