    I want to share the following about what is deductible from a home sale.  Source: Florida Realtors:

    ‘I bought a house – what can I deduct on my taxes?’

    "WASHINGTON – Nov. 25, 2013 –  “Is a downpayment on a house tax deductible?” some homebuyers ask. The answer: Unfortunately, no, it’s not.

    In general, buyers seeking the true cost of homeownership can factor the following in as deductible on the U.S.’s yearly income taxes:

    • Mortgage loan interest
    • Real estate taxes
    • Closing fees (points) that decrease the rate of the mortgage loan
    • Mortgage insurance required on all FHA and VA loans, and on conforming or conventional mortgages higher than 80 percent loan-to-value (LTV)."

  • Honoring Our Veterans...Using Your VA Loan To Purchase

    There are some situations when it is easiest to use your VA benefit to purchase a home.  If you qualify for this benefit, it is important to recognize the type of property that is the best fit for you. 

    1.  Townhomes or condos must be VA/FHA approved (there is a list if you visit the HUD website of approved properties).  In my area of Florida, very few condo and townhome communities are on the list.  If a home is not on the list, special approval is possible, but it takes about 90 days, according to the representative helping me at Bay Pines VA. It may be best to use the benefit on a single family home purchase.

    2.  Allow a bit of extra time for approvals such as loan approvals and processing.  

    3.  Use a lender familiar with the process--someone who has done many VA loans before.  Most reputable real estate agents can recommend a lender.  I know a loan representative who has done many, many VA loans and understands the process.

    4.  When looking for a home, keep in mind the home must pass an inspection.  The roof should not be within a few years of its life,  no live termites/wood rot...the place should be in decent shape.
