Buying with listing agent-what is the motivation?

Why do buyers feel they will get a better deal by going with the listing agent?Do they rely on human nature that the Listing agent's greed will influence how they present a deal? Or even if they will actually present better deals? Are they right?

They most certainly are not right. We know that the commission is paid by the seller not the buyer. Try as they may how neutral can that agent be. A buyer needs their own representation to ensure that they are getting a fair deal.

You are agreeing with me then! that a Buyer, who uses the Sellers's agent to purchase the property is thinking that by doing so the Agent's greed will help them get the property at a better price or when others with their own agent can't.

Jane is so right on this one. I have had experiences where buyers approached me as the listing agent and wanted me to represent them thinking they would get a better deal. They go from listing agent to listing agent hoping for a deal when they would be much better served by one great buyer's agent who is looking out for their best interest. I am a big believer in each person having his or her own representation. No matter how ethical someone is, as agents there is simply no way to represent both sides of a transaction to each persons 100% best interest.

When I have been asked to represent a buyer on one of my listings, I refer the buyer to another agent. I can't truly represent two opposing factions well and since I've got a listing agreement, I already have a contract to represent the seller.
