    New listings are up 3.22% from 1 year ago.
    Pendings are down less than 1% (0.84%)
    Solds are down 4.76%
     

    As for Average Prices:  (compared to the same week in 2013) 

    For March 16, 2014 - March 22, 2014
    Sold average sales prices increased 1.84% to $317,978 from $312,224 in 2013. 

     

    Current pendings = 4,061 pending listings with an average list price of $311,856.  That is a 9.25% decrease in the number of pendings and a 7.84% increase in the average price.  In 2013 we had 4,475 pendings with an average list price of $289,175.

  • Several Austin Neighborhoods Make U.S. Wealthiest List

    Austin is home to nine of the wealthiest neighborhoods in the country, according to a recent report by Stephen Higley, a geography professor from the University of Montevallo. Higley analyzed Census data from 2010, and his results found that Austin's neighborhoods are less diverse than many other luxury neighborhoods across the U.S.

    Austin's most distinguished neighborhood to make the report was West Lake Oaks - Bee Creek Terrace. This small, established neighborhood is located off Bee Caves Rd and Westlake Drive, and features homes mostly built in the 1970's and 1980's. The neighborhood is only minutes away from downtown Austin, and part of the award-winning Eanes School District. Bee Creek Terrace ranked the 64th richest neighborhood in the country, and according to Higley's report, the annual household income is $388,436.

    Other Austin neighborhoods to make the Higley's top 1,000 list in the country include Westlake - West Rim ranked at #201, Old West Austin ranked at #347, West Lake Highlands at #363, Barton Creek at #437, Austin Country Club - Green Park at #551, Balcones Park - Mount Bonnell at #734, Rob Roy West - Sky Forest at #832, and Davenport Ranch - Westlake Highlands ranked at #833. 

    Overall, only 0.6 percent of the nation's total population (approximately 2 million people) lives in one of these top 1,000 richest areas. Austin's neighborhoods on the list comprise of 17,675 residents.

    1. Primary Objectives

    • Build, implement, and manage all systems for sellers, buyers, lead generation, database management, information management, and back-office support
    • Responsible for financial overseeing the books, communicating with bookkeeper, paying the bills, handling payroll, assuring the collection of commissions, maintaining the budget, and generating financial reports
    • Oversee the client care manager and contract to close department
    • Maintain and improve current operations manual that documents all systems and standards
    • Be the first point of contact in handling customer inquiries or complaints
    • Keep the CEO and administrative team informed regarding any problems or issues that need to be handled
    • Responsible for hiring, training, consulting, and holding accountable all additional administrative team members

     The Director of Operations is an individual who is willing and able to earn the right to be the Chief Operating Officer.     Showing Specialist

This person will prospect for pocket listings, preview homes in neighborhoods, and keep up with market statistics, and close buyer clients to contract offers.

    Responsibilities include: assisting the lead agent by identifying homes that meet the criteria as specified by the lead agent after he/she has completed a needs analysis, driving buyer clients to homes, working with buyer clients to refine their needs and wants based on seeing homes, finding homes that meet buyer clients’ criteria, and learning and practicing scripts with lead buyer agent. The position will also require a strong general knowledge of Austin, as well as neighborhoods, zip codes, counties, market inventory, and pocket listings, and clean, reliable transportation is a must, as well as a clean driving record. In addition, the showing specialist will also lead generate with the sales team for two hours per day.

    Ability to analyze clients’ needs and wants and match them to homes

    Job Requirements:

    Must be a high school graduate and have a current real estate license. Bachelor’s degree preferred, with a proven track record of success and full-time availability.
