My Criteria for Investment Property
Cherokee County, Cobb County, will consider anywhere else in Atlanta
area on a property by property basis, however I can move fast on
investment properties in Cherokee and Cobb Counties.
Housing Type: Single family houses, townhouses, and duplexes. I will consider triplexes and quads too. No condos.
I buy properties that need to be fixed up. The worse the property
condition, the better for me. I am not afraid of houses that need major
repairs. I have bought properties that have been severely damaged by
fire, cracked foundations, and other major structural problems. I
usually update kitchens and bathrooms, install new flooring, paint, and
update lighting and finish electrical on almost every house I buy to
Price: Houses that would resell after being fixed up in the
100K to 250K range are best. I buy at a deep discount. I will buy at 65%
to 70% of fixed up resale value minus the cost of repairs.
Payment / Loan Information:
I buy using various forms of financing. Sometimes I can buy with all
cash cash or with a line of credit. Additionally, I can access private
money loans as well as bank funding. How I buy usually depends on the
timing of a purchase as well as the dollar amount.
Assignment of Contract: I have investor friends who rely on me to
help them find good deals. They depend on me to inspect homes and
analyze potential investment property on their behalf and in partnership
with them. Sometimes I assign the purchase agreements for properties I
have under contract to one of these investors. For this reason, I like
to have a purchase contract that is assignable, although it is not
necessary in every case.
