    Tips for getting the very best rental:

    Fill out your application before you ever look...one per adult.

    Have your application fee ready...normally $35-$50/person.

    Fill everything out on the applications, phone numbers, emails, addresses.

    Make it easy for the landlord to verify your information.

    Make it easy to read....take your time....make it look nice.

    Have your deposit ready, normally one month's rent.

    Look 30-40 days before you want to move in.  

    You may have to give notice at your current place first.

    Most landlords won't hold a property 60-70 days waiting for you to move.

    Include copies of your last two paychecks with your applications.

    If you are in a new job, get a copy of your offer letter.

    Include any other information you feel will support your case and make the landlord want to take you.

    The competition is stiff these days.  On many properties we get multiple applications.

    Find homes for sale and lease that are perfect for students and staff at University of Texas UT Southwestern Medical Center.  This includes UT Southwestern Medical School, UT Southwestern Graduate School of Biomedical Sciences, UT Southwestern School of Health Professions, Parkland Hospital, Children's Medical Center of Dallas, Scottish Rite Hospital, and Texas Womens University School of Nursing at Dallas.

    First let me congradulate you on your choice to move to Dallas.   As you already know this school and the surrounding hospitals are some of the best facilities in the nation to further your career.  One of the benefits of living or working in the UT Southwestern and Parkland areas is the low cost and wide variety of housing.  

    On Campus Housing
    UT does offer a very limited number of apartments (approximately 300 units with both 1bedroom and 2 bedroom units.)  at the Southwestern Medical Park Apartments.  We understand you might be interested in "on campus" housing.  However, be forwarned it is not actually on campus, but a couple of miles away.  To get to the campus, you'll need to take the shuttle service.  The shuttle generally runs 6am-10pm weekdays.  

    Off Campus Housing Apartments
    You can probably find better quality and less expensive options off campus.  It also gives you the chance to get away and unwind away from work and school.  The Dallas area is known to have great apartment options at a wide range of prices and with a full range of amenities.  Call us at 214-675-6992 or email us at rb@teamlynn.comfor the latest list of locations and prices.  Students and staff live all over the Dallas area including cities like Irving, Addison, Coppell, Farmers Branch, and others.  My best recommendation for apartments are in the Dallas Design District.  This is an up and coming area between downtown and the medical center complex with several developments completed in 2009, many with loft style accommodations.

    Off Campus Housing (Leases)
    If you want to rent while you are in the Dallas area, one option we encourage you to consider is private leases.  There are lots of condos and townhomes in the near vicinity of the school and hospitals.  One of the benefits of a private rental is the chance to get away from apartment life.  Apartments can bring a wide variety of people with different hours and priority than yours.   We find the private rentals offer the best of both worlds....the chance to rent, but in a more professional and respectful setting.  Parking on the UT Southwestern campus can be challenging, so carefully consider the location of your lease or the ease of connecting to the TRE commuter train or the bus.   There are also a few townhomes within walking distance of the school.  Most of these are two bedrooms with a two car garage.  Some of my favorite areas for students and residents to consider leasing are Medical District, Oak Lawn, Uptown, Knox-Henderson, Irving, and Addison.   To search lease homes just click on the links below.

    Here are the best tips to secure the best lease home:

    1. Never-Never-Never-EVER Rent to Own or Lease to Own. I’ve never seen one circumstance where this was a good situation for the tenant or potential buyer. In fact it is just the opposite. We very often get questions from people who have tried this venture only to see them loose huge deposits and get into horrible situations. If you want to rent then RENT, if you want to buy, then BUY, but don’t ever mix the two up.

    2. Understand most landlords are ready to rent NOW. The best time to look is about 30 days before you want to move. If you need to give 60 days notice at your current place, you will likely need to give notice first, and then find a new home. Rare is it that I see landlords willing to wait 60 or more days for you to move.

    3. Fill out the application before you even look at homes. It takes time to fill it out. You need to fill it out completely with dates, phone numbers, emails, etc of current and previous work histories and residences. If you want to get approved, don’t make the landlord do the work for you. Most won’t. If you can provide even more documentation than what they ask, the better. Give them copies of your DL and your pay stubs to prove up your income and identity. Don’t make them ask. Fill out one application for each adult, even if you are married.     4. Have your application fees…normally about $30-35/adult, your deposit…normally 1 month’s rent, and your first month’s rent ready when you start to look. The best places rent very very quickly, so when you find the place you want, you need to act quickly. Having your application filled out, your app fees, deposit, and first month’s rent ready when you find the right home is critical.

    5. Pets….just let us know if you have pets. We now find that only about ½ the landlords will allow pets, so we need to know this up front so we can find homes that will allow pets. There is a separate application you will need to fill out for your pets and you can download the Pet Application HERE. Take pictures of your pets and include them with your application.

    6. Appliances...We find that about 50% of the homes will include a refrigerator and about 25% of the homes for lease will also include a washer and dryer. If your home does not come with appliances, just let me know and we may be able to provide you with a discount coupon to buy your own.

    7. Utilities.... Follow this link for utility connection information. In most cases you will be responsible for all utilities including electric, gas, water, cable, and security if you want or need these services.
