    Overview:

    One of my favorite townhome communities in Irving and near the airport is the community of Lakeside Landing. It is a gated community with two phases.  Lakeside Landing Townhomes Phase II is the newer half, built mostly in 1997 and in the back of the development, just barely visible from Walnut Hill near the front entrance.  A few of the homes are viewable at a distance from Story road.  There are 20 one bedroom homes and 38 two bedroom homes.  All have one car garages and small yards and the community has it's own pool.  The one bedroom homes range in size from approximately 873 to 974sqft.  The two bedroom homes range from approximately 1178 to 1274sqft.  One unique features I like about this community is that the HOA takes care of both the front AND the back yards.  All are two story with either one or two bedrooms and on the second floor, each with it's own bath and one half bath on the first floor.

    Lakeside Landing Townhomes Phase II has 60 homes and is a little older of course, built mostly in 1983 but is also gated and has it's own community pool.  This phase has homes with 1, 2, or 3 bedrooms and either 1 and 1/2 baths or 2 and one half baths.  The one bedroom homes are approximately 938 sqft ranging up to 1292sqft for the 3bedroom homes. This phase has carports for one or two cars.   There are no private backyards, but there is a half fenced area in the front of the homes.  All are two story homes.

    Both communities are just on the outside edge of Las Colinas and in the midst of million dollar homes in Cottonwood Valley.   The neighborhood is also just a few short minutes to Northlake College and the Dart Rail Orange line expansion that will eventially connect DFW airport with downtown Dallas.  There's also easy access to DFW and LUV field airports.

    Here's our boss Gary Keller from Keller Williams Realty on Good Morning America with tips on how to sell your home in today's Market.
    Here's our top five tips to make your home sell faster.
    1. Don't Try to Make Money!
    Set your price below the competition. If you don't get offers in the first 60 days, drop the price. I think it is even better to put automatic price reductions in your listing agreement. You should seriously consider dropping the price every 2-3 weeks automatically until it sells. Price is king in today's market.
    2. Don't Be Lazy!
    Price gets you interest, but staging gets you offers. Your Realtor is probably not the best person to show you how to stage the home. They don't want to hurt your relationship by telling you to remove the favorite picture of you kissing your dog. Have them recommend to you a professional stager. Spending $200-$300 on staging, can save you thousands by having your home sell faster or for more money.
    3. Photos are Priceless
    One of the few excellent marketing tools we know from the internet is that homes with more pictures get significantly more hits and views. When buyers and agents have multiple choices on homes and have to narrow the search, they're going to do this by looking at the pictures. Many of the MLS sites and main internet listing sites now allow 25-50 photos. It's amazing how some agents still load one or none or at the most 10.
    4. Don't be Cheap
    Make fixes to leaky faucets and squeaky floors. Presentation is everything.
    5. Be There
    It's best to step out while buyers are looking at your home, but stay until they arrive. Greet them at the door and let them know you'll be taking a walk in the neighborhood if they have any questions. Let your neighbors know it is ok to speak with people looking at your home. Getting validation on how great your neighborhood is gains great credibility with many buyers.
