    Color Choice for Havasu Homeowners

Just because you're selling your Lake Havasu home doesn't mean you can't add color or a little personality to it.

You always hear experts say to keep things neutral when you plan to sell your Lake Havasu home.  You want to appeal to as wide an audience as possible.  Lots of bold colors can turn a Lake Havasu buyer away almost as much as shoddy workmanship.  Offering up a blank canvas allows potential buyers to add themselves to the picture.  Nobody wants to live in a bland home devoid of any character, though.  The color choice for Havasu homeowners depends on two factors: are you staying or are you selling?

Search the Lake Havsau MLS for your next Lake Havasu home

If you plan on living in your Lake Havasu home for a while, do whatever you want (within reason).  A bright pink bathroom with bubble gum tiles and a Barbie-hued toilet is probably not the most sound investment to make. Sure, your little girl may adore it.  But a potential buyer just sees how much it's going to cost to gut and remodel it.  However, if there is a colorful wallpaper you found that you absolutely adore or you have unique artwork that you want to show off, do it!  You need to feel comfortable in your own space.

However, for Havasu homeowners that wish to sell their home in the near future, it's time to scale it back a bit.  Instead of bold colors, use softer neutral tones.  Neutral doesn't necessarily mean beige, either.  Soothing tones like a sage green, soft grey-blue or even lilac hues add color to a room without overwhelming it.  Stick to one color palette throughout your property instead of making drastic changes from room to room.  Not only is this more pleasing to the eye, but it can also make rooms appear larger and give a cohesive feel to the property.

The color choice for Havasu homeowners is dependent upon whether you plan to sell your property soon or are going to stay in it for a while.  Even when selling a home, you still need to be able to live in it.  When you're ready to prepare your Lake Havasu home for the market, please contact Brenda and Willie Gonzalez.

  • Spring Clean Your Havasu Home for Sale

Spring Clean Your Havasu Home for Sale

Get a jump on packing and staging your Lake Havasu home to sell by enlisting the whole family to do some spring cleaning.

Spring is a time for renewal.  That goes for a Lake Havasu homes as well.  Have you decided to place your Havasu home on the market?  Get it ready to show now.  It's time to spring clean your Havasu home for sale.

Search the Lake Havsau MLS for your next Lake Havasu home

Take things one room at a time.  If the entire room in your Havasu home is packed to the rafters, take it one section at a time.  Go through your closets, gather your old clothes that you haven't worn for years, separate the ones you can donate from the ones you might sell at a garage sale and discard the ones that won't do anybody any good anymore.  The same goes for any extra dishes, appliances, linens, toys, etc.  Whatever you're keeping that you don't use on a daily basis should be boxed up, labeled and stored neatly away in the garage or shed.  Keep in mind that whatever stuff you don't keep is stuff you don't have to pack up and move later.

Make spring cleaning fun in your Havasu home.  Gather the troops together, assign specific areas to individuals, turn up the music and dance your way through the sorting and packing.  For larger areas, assign a "team".  Create a competition among the rooms for fun little prizes (extra allowance, a movie that they get to pick out, pizza and a movie of the winner's choice, etc).  To break up the monotony, set a timer, tell everyone to pack as much stuff up as possible in that time and then meet up to check on your progress when the timer goes off.

Once you have separated out the stuff you plan on selling, enlist the help of your family to make flashy signs, tag items with prices and set up items to sell.  On the day of your garage sale at your Lake Havasu home, let the kids set up a lemonade stand to make a little extra money.  Whatever doesn't sell can be donated to a local charity like Goodwill, Salvation Army, the Hospice of Havasu Resale Store or St Vincent De Paul for a tax deduction.

Spring clean your Havasu home for sale to get it ready for showing.  Once it's cleaned out of all the "junk", contact the G Force of Havasu.  We can take what you have left and stage it so that it makes the best first impression possible on potential Buyers.

  • Home Staging: It's the Little Things That Count

Home Staging: It's the Little Things That Count

You don't need big money and big plans to make your Havasu home ready to sell. It's the little things that count when staging your home. We've said it time and time again.  When you want to sell your Lake Havasu home, you need to stage it.  Proper home staging will minimize a home's flaws while maximizing its positive features.  Decluttering and cleaning are always the very first things that need to be done.  With home staging: it's the little things that count.

You don't need to spend a fortune to make your Lake Havasu home stand out from the rest.  Consider purchasing some new towels to hang up in the bathroom.  A brand new mat for the front door can create a warm welcome before a potential buyer even opens the door.  Snip a few flowers or clippings from your trees, put them in beautiful vases and place them throughout your home.

Search the Lake Havsau MLS for your next Lake Havasu homeWhen it comes to bookshelves, less is more.  A cluttered bookshelf can shrink a room, making Lake Havasu Buyers feel claustrophobic.  Pack away all but a sparse few of your books to clear the shelves.  In their place, add some flowers, an interesting mirror and a couple of decorative baskets.  Leave plenty of open space so that buyers focus on the room rather than the shelf.

While it is a good idea to keep things neutral when it comes to the walls and carpets, you can add a pop of color and create a focal point with some accent pillows, colorful vases or even a piece of furniture.  Keep these to a minimum, though, so you don't give the Buyer a headache.  Magazines are best kept out of sight or, better yet, thrown in the recycle bin.  Keep coffee tables and end tables free and clear of any clutter.  Instead, incorporate color into the room with some beautiful flowers or a cactus from your garden.

Furniture placement can change a cramped room in your Havasu home into an open, inviting oasis for home buyers.  Instead of pushing furniture up against the walls, "float" chairs, tables and sofas away from them.  To make a large room feel cozy, create a couple of conversation areas by staging furniture together in small groups.

If all of this seems a little overwhelming, you may want to hire a professional stager to do the job.  However, if this isn't in your budget, then the Lake Havasu real estate team of Brenda and Willie Gonzalez (the G Force) may be just what you need.  With the G Force of Havasu, you retain the knowledge of an experienced real estate agent coupled with the expertise of an accredited home stager in Brenda Gonzalez.  She understands that when it comes to home staging, it's the little things that count.

  • Pet Smells and the Havasu Seller

Pet Smells and the Havasu Seller

When selling your Lake Havasu home, get rid of any pet odors you may have by thoroughly deep cleaning your carpet, upholstery and draperies.Pet odors can be as off-putting to Lake Havasu home buyers as the smell of cigarette smoke.  And, it can be even more difficult to get rid of.  Sometimes, residents are so used to the smells inside their homes that they don't even notice them anymore.  If your Lake Havasu real estate agent wrinkles their nose when they walk in, it might be time to consider how pet smells may affect the sale of your Havasu home.

    Air it out

The first step in tackling pet smells in your Havasu home is to simply open up the windows and air it out.  Even while you shampoo the rugs, wash the walls/baseboards and clean the upholstery, keep the windows open.  After you're done cleaning, keep the windows open as much as possible so that the smell doesn't creep back in.

    Scrub-a-dub-dub

Search the Lake Havsau MLS for your next Lake Havasu homeThe best case scenario to getting rid of stinky pet odors in your Lake Havasu home is to hire a professional.  They have experience and the right tools to get to the heart of the matter quickly.  If that isn't in your budget, however, you can rent a steam cleaner to thoroughly clean your carpets (down to the padding), draperies and furniture.  Use a 1:9 bleach to water solution on walls and concrete floors.  You can also be able to find industrial strength pet odor neutralizers at most pet stores.

    Last ditch effort

Sometimes, all your cleaning efforts may be in vain.  When serious elbow grease still leaves a lingering stench in the air, you may have to replace the padding in your carpet and/or paint the walls.

    And then...

After you've done all you can to get rid of pet smells, make sure you keep animals outside or, better yet, take them with you when you leave to allow your Havasu real estate agent to show your Lake Havasu home to a potential buyer.  Bowls of lightly perfumed potpourri placed strategically around the home can help mask ongoing odors.  Don't go overboard with the scented potpourri, however, or you may still turn off a buyer.  Remove all toys, dishes and other pet paraphernalia before your home is shown as well.

Pet smells can affect a Havasu seller's ability to appeal to a home buyer.  Take care of these odors as well as possible before you place your home on the market.  When you're ready to show your property, contact your Lake Havasu real estate agent to get things moving along.

  • What a Havasu Home Stager Does for You

What a Havasu Home Stager Does for You

Even with pets in the house, a Havasu home stager knows how to make your home ready to show potential buyers. The demand for Lake Havasu homes is continual, even during the traditionally slower holiday season.  If you have a home on the market, you need to make it stand out from the rest.  A clean home is good, but a staged home is even better.  When you hire a professional stager, you get to utilize their expertise to really make your home shine.  But, what exactly does a Havasu home stager do for you?

We understand that not everyone can afford to hire a professional home stager.  They can be expensive.  And, even though you can do many of the steps needed to get your Havasu home ready to show, it does take time and effort.  In today's busy world, time is of the essence.  Luckily, when you hire the G Force, you also get a professional home stager as part of your team.  Brenda is trained in all aspects of home staging and knows exactly how to whip your Lake Havasu home into shape.

    The Less is More Approach

Coco Chanel once said that "simplicity is the keynote of elegance".  This is true for homes as well as fashion.  Getting rid of excess items can open up your Havasu home so that buyers can see the positives of purchasing your property rather than a big old mess to clean up.  You can get a jump on your moving checklist by packing up anything you don't plan on using in the next few months and storing it neatly away.

    Rearrange/Reconfigure

Search the Lake Havsau MLS for your next Lake Havasu homeAn empty house takes longer to sell than a well arranged, fully furnished one.  Many times, a professional home stager can take the furniture you currently have in your Lake Havasu home and rearrange or reconfigure it so that the space is utilized to its truest potential.  For example, that old chest of drawers in the back bedroom may be of more use as a buffet in the dining room.  Swap your oversized reading chair in the living room for the smaller, elegant dressing table chair in your boudoir to help make the living room look less cramped.

A Picture Says a Thousand Words

Once your furniture has been rearranged, your professional home stager may decide to take photographs.  This isn't to pad their portfolio but, rather, to see what your Lake Havasu home may look like to a buyer upon first glance.  Photographs can make or break an online campaign.  You want them to look their best before they are posted.

What a Havasu home stager does for you is to transform your humble abode into a ravishing advertisement for potential buyers to see.  You only have one chance to make a first impression.  Utilize the expertise of the G Force in Lake Havasu City to make sure that the impression you make is the best one possible.

    Havasu Haunted Home Fixes

Don't scare away potential buyers. Get rid of the things that go bump in the night before you list your Lake Havasu home. What is it about this time of year?  Halloween seems to amplify every creak, crack and pop in your Havasu home.  Don't worry, though.  The chances that your home is haunted by something other than age is pretty close to nil.  When it comes to selling your Lake Havasu home, you want your property in tip-top shape.  Here are some quick Havasu haunted home fixes that will help you identify and/or get rid of those mysterious sounds and ominous odors.

    That Un-Dead Odor

Search the Lake Havsau MLS for your next Lake Havasu homeOdors can come from many sources.  Make sure trash is put in your outside bin on a regular basis.  Chop up limes, lemons, oranges or grapefruits into small pieces and feed them through the garbage disposal to freshen it up once a week.  Pets should stay outside to keep their dander and smell inside your Lake Havasu home to a minimum.

While these are relatively innocuous, some smells may require a professional's help.  If you find a rotten egg smell that is not related to garbage, you may have a natural gas leak.  While natural gas itself is odorless, the gas company adds the foul stench to alert residents of a leak.  Common places to investigate for a gas leak include your stove, dryer, fireplace and water heater.  If you suspect a leak, open up all your windows and call the gas company right away.

Things That Go Bump in the Night

Almost every Lake Havasu home is made up of wood in some way, shape or form.  With a change in temperature, wood expands and contracts.  As the weather begins to cool, you may hear some creaks or popping noises coming from within your walls.  While there is nothing you can do about this, you can at least rest assured that this is common and perfectly normal.

    Howling Wind(ows)

Cracked panes, ripped screens, loose shutters and dried sealant can create a cacophony of sound from your windows when the wind kicks up.  Dried, peeling caulking is easy to replace and can save you money on your energy bills by eliminating a draft.  If you have a fireplace in your Havasu home, check the damper to make sure it is closed up tight to keep the wind out.

When it comes time to sell, you don't want to scare away potential buyers.  These Havasu haunted home fixes can change a nightmare listing into a sold listing in no time flat.  Happy Halloween, Havasu!
