In addition to home trends seeing positive upticks, lot sales are close in tow. 2012 first quarter saw an average of 7 lots sold/monthly. 2013 first quarter is reporting 13.25 lots sold/monthly! With the frequency of bought lots rising, the availability is lessening and the amount of under-construction homes is up-up and away! In fact, one of my own listings just went under contract and will be a beautiful new home here soon!
The trends of the near future will carry on as is, but the longer term projections are less certain. Inventory is relatively low making buyers have to search long and hard to find their perfect home. The listings that are having offers put down on them are getting multiple offers and are off the market rapidly. The future of the real estate market here in Bozeman will be determined by the convergence of the new builds, buyer demand, and listing inventory. At this point no one can really say if they will all meet up in a cohesive way or if the hot selling market will continue to dominate the hot buying market. At this point, it is an excellent time to enter both or either!
