Â Â For April 2010 there were 52 single family homes sold, compared to 53 sold in the same Month a year ago....and that's about where the close comparisions end!! The median price per square foot dropped 9% from $85.90 a year ago to $78.25 this April. The corresponding Median sales price also dropped 9% for the month as you'll see later. The median cumulative days on market (CDOM) was still a tremendously low 47 days for April 2010, down 117 days from the year prior....although up slightly from March of 2010 where it was at 31 days.Â Although we didn't sell anymore homes this year in comparison to last for April, the price point was obviously more attractive to buyers with the CDOM being as low as it was.Â Even though the Median Sales Price and PPS (price per square foot) were down 9% from a year ago they were up 6.7% (median sales price) and 5% (PPS) from March of 2010...so it looks like we're moving in the right direction month over month.
Again, even though Northwest Allen county was down in Median Sales price year over year, month to month movement is positive with a 6.7% improvement from March of 2010
Northwest Allen County is served by the Northwest Allen County school systemÂ which is made up of Carroll High School, the Freshman Campus, Carroll Middle school and Maple Creek Middle school,Â 7 elementary schools (Arcola, Cedar Canyon, Eel River, Hickory Center, Huntertown, Oak View and Perry Hill) and a Youth Services Center.
