  • Gosh the Summers FLY BY!! Keeping as busy as ever!

    I don't know about anybody else but I have been busier this summer than ever before which makes me happy and gives me hope that consumers are becoming more brave as far as looking at potential real estat transactions that they are making. 

    We've definitely had some tough times in our local real estate market with seeing foreclosures and shorts sales dominate our sales market however I know that there really is an opportunity for everyone out there.

    So far this summer I have had 3 first time homebuyers close, help some investors find a great deals (while competing with owner occupant buyers), helped homeowners prevent foreclosure through the short sale process as well as tour TONS of bank-owned homes to find a true "diamond in the rough". 

    If we educate our clients and set the expectation of what the home buyer and selling process is truly like right now we set them up for success!! 

    This makes me happy and I am thrilled to be able to help my wonderful clients and special friends!

    Here are three great reasons to consider when trying to decide whether you are ready to buy a home now:

    1.  The 30 Year Mortgage May Disappear
    There has been some discussion about the government's role in supporting homeownership.  Some analysists say that if Fannie and Freddie are eliminated that this will put an end to the 30-year mortgage. 

    2.  Requirements Are Only Getting MORE Stringent
    There are several proposed changes being discussed out there that would affect what loan products are available, minimum down payments, as well as the need for a minimum 690 FICO score.  These changes will definitely affect people who are "border-line" as far as qualifying. 

    3.  Rents are Expected to Increase
    The supply of available rental properties is declining and the demand is increasing.  Due to the nature of supply and demand, this will cause rents to raise significantly throughout the year. 

    The bottom line is that if you are waiting on the sidelines to see prices drop before you get into a home, be sure you evaluate the items mentioned below and speak with a professional about whether or not now is the time for you.
