    Lately I have had several conversations with other agents that ask why I take my time to market to homeowners that are facing foreclosure.  It is not uncommon for agents to steer clear of these listings due to the amount of time that goes into them as well as the complexity that we have to think through in order to get to the closing table. 

    For me it is easy....

    - I LOVE HELPING PEOPLE!!!  If I can help them avoid the bank coming after them for the ENTIRE loan amount after a foreclosure my job is done.  If I can help ease the stress during an intense foreclosure timeline I have done my job.

    - I have built up an incredible team that helps me be successful at helping people.  I have a professional negotiator that works on my files and helps me be the best that I can be at helping the most people that I can. 

    - I really don't mind the challenge that short sale listings create.  In fact rather than "I don't mind it", I actually kinda like it.  I like figuring something out and knowing that I can make this work.  Now do they all work, no but at least we an say that we gave it 110% effort to try to make it work.

  • Top 5 Tips for Homeowners Facing Foreclosure

    I work with a lot of clients who are facing foreclosure and for them a short sale is what turns out to be the best for them.  I never push people to decide to do the short sale, I simple take 10 minutes to explain what options one has when a Notice of Election and Demand (ie NED) as been filed by the county an the official foreclosure clock starts ticking. 

    So what would I offer as the top 5 Tips for Homeowners?!?  See below as these jump out at me. 

    1.  OPEN YOUR MAIL - You are receiving a lot of correspondence from your bank and while you may not want to see what is going on as far as the numbers go, you really need to open these documents and maintain communication with the bank. 

    I just had a client call me as she was opening her mail and speaking directly with the bank and the bank actually pushed out her sale date multiple times and told her to find a Realtor to do a short sale with if that option worked for her.  In this case, the bank was very helpful and it was a result of this client maintain her correspondence. 

    2.  ASK FOR HELP - CONSULT WITH PROFESSIONALS - Sometimes people that are going through foreclosure just want to lay down and die and let this happen to them.  My suggestions are to FIGHT and KNOW YOUR OPTIONS!!  Consult with Realtors, Attoryneys and Tax Accountants.  Find the best of the best (Your Realtor is right HERE!), and ask questions. 

    3.  STAY IN YOUR HOME - I am deeply saddened when I go to knock a door and the homeowners have vacated the home.  Stay in the home as the bank would rather you do this anyways to protect the asset. 

    4.  BE PROACTIVE - As mentioned below, get help, find local professionals and call the HOPE line to find out if anything can be done as far as a loan modificiation or loan restructure.  That number is 1- 877- 601- HOPE.

    5.  KEEP YOUR HEAD UP!!!! - The stats are changing all the time but just know that you are not alone in your financial hardship and personal struggles.  Keep your head up and try to do what you can do to help yourself.  I have worked with some wonderful short sale clients who knew that this process was tough and they dug their heels in and were on board 110%.  This is what I ask of you as we help you prevent the foreclosure.
