Posted Under: Home Buying in Shady Hollow Estates, Home Selling in Shady Hollow Estates, In My Neighborhood in Shady Hollow Estates  |  May 10, 2012 10:41 AM  |  2,146 views  |  No comments

As a ten year Shady Hollow resident and Realtor I want to share the most recent sales stats in April 2012 for our neighborhood. Shady Hollow and Estates of Shady Hollow neighborhoods are comprised of homes built on larger than average lots between .39 and 1.75 acres. This means yards are typically large and often private backing to greenbelts, parks or Slaughter Creek. These homes were built between 1977 and 1999. The homes range in size from about1600SF up to 3700SF.These homes normally have at least a 2 car garage, but many have a 3-4 car garage.

There is a great HOA community pool and multiple parks. The HOA is voluntary, until the homeowner joins the HOA. At that point its considered to be Mandatory for any subsequent homeowners of that particular property. So if your not currently a HOA member its not Mandatory.

The community also has a youth swim team named the "Shady Hollow Stingrays" which practices and competes in the Shady Hollow HOA Pool.

One of the most recognised and popular custom builders in this neighborhood was Randy Morine. If your interested in his homes, I would be happy to point them out to you.

In the month of April 2012 there were:  7 Actively For Sale homes
     4 homes Pending/Under Contract
         1 sold home

The average List Price is$323K which is $115.15 Per Square Foot.
The average Sold Price is $110K which is $100.96 Per Square Foot

If your interested in buying or selling a home in Shady Hollow Estates or Shady Hollow, please give me a call. I would be happy to assist you to buy or sell your Shady Hollow home.

  • Why is the homes price per square foot important? What every home-buyer should know before they purchase a home in Austin Texas

Posted Under: Home Buying in Austin  |  January 30, 2012 11:39 AM  |  2,567 views  |  No comments

As a Realtor I see homes listed for sale every day, and the listing prices don't really register with me the way the price per square foot does. Sadly many home buyers don't know the difference. So I want to help home buyers become more informed. I always say "An educated buyer is an easy buyer to work with." So here are the basics about square foot prices.

Lets look at two homes in neighborhood X. We will assume they were built within a few years of each other and have similar level of finish out and similar sized lots. Both homes are priced at $300K, so they must be the same, right? Not necessarily.

The first home has 2500SF (square feet) and is priced at $300K. It has three bedrooms, two bathrooms and a two car garage. So if you divide $300K by 2500SF you get $120 per square foot.

The second home is also $300K but it has 3000SF and four bedrooms and three full bathrooms, a three car garage,  a pool and backs up to a Greenbelt (no neighbors behind). If you take the $300K list price and divide it with 3000 square feet its price per square foot is only $100 per square foot. So for the exact same price you get another bedroom and another full bathroom, an extra garage space and a pool and a more private lot. So which home is the better value? I think the answer is clear.

Now we have to consider what the comps are. "Comps" or "comparables" are the homes that have sold in that same neighborhood in the last 3 months. Now these homes should be in similar condition and similar size and level of finish out and on a similar sized lot. What I am saying is you can't compare a 1960's home against a 2011 built home even if they are in the same neighborhood because they are not really comparable. There will be a difference in price that could be very significant. For example in Barton Hills neighborhood a 1960's home with 1500SF that has not been updated could go for $250-300K which is basically the lot value. Now a brand new home with 2400SF with GREEN construction and a zero lot line build out could sell for $500-700K. So you can see these homes while in the same neighborhood are not really similar at all.

Since this type of information is not posted on the street corner, home buyers need a Realtor to help. Realtors can give you the current market stats so you can see what the actual market value is for an area. Simply asking a neighbor what they paid for their home is not a reliable way to determine the value of a home. Did they buy at the high? Did they buy after the market crashed? Did they buy from the builder? Did they have an agent help them to negotiate a lower price? Was the home a Foreclosure? Was it updated? Did it have foundation issues? There are many variables which can affect the price of a home.

As Realtors we can see the List price of a home as well as the actual Sold Price. Both numbers are important. This is much like what happens when you buy a car. There is the "sticker price" and the "actual sold price", or what the dealer will take for you to drive that new coupe off his lot. There is usually some wiggle room between these numbers. It will depend on how aggressively the home is priced and how "hot" the neighborhood is. Neighborhoods that are super hot can see homes sold for more than asking price, if there are multiple buyers that want that particular home. A Realtor can help you determine how much to ask off the sticker price because they have access to the Comps of recently sold homes. Please note that Texas is a "Non-Disclose" state, so we cannot post actual sold prices on websites like Zillow or Trulia. This is one of the reasons home-buyers should not take "Zestimates" or Trulia Home Values to heart. They cannot legally provide accurate sold information to the public. This is why Realtor's market reports use the Sold Price Per Square Foot, so we may help educate home buyers without breaking the law. Realtors may only share that specific sold price information on homes with actual clients.

I hope that you have found this information helpful. I wish you the best on your next home purchase! If you need help buying or selling a home please be informed and contact a local Realtor. I am sure you will be glad you did. You don't have to call me, but I hope that you will.

  • Does participating on Trulia make an impact on your real estate business?

    Posted Under: Home Buying in Austin  |  March 21, 2010 11:23 AM  |  2,297 views  |  27 comments

I have been asking myself if it is really worth the time and effort to continually be contributing to Trulia for the last three years? I feel the answer is a resounding yes. I have met several new clients from being involved with Trulia. In fact one of them recently wrote a glowing letter of recomendation that I want to share. Apparently Trulia is still working on the site and will soon incorporate a section for testimonials from past clients. My client was lucky enough to be asked to participate in this program. I feel blessed and lucky to have such wonderful clients/friends.

    Dear Trulia,

I found my Realtor, Betina Foreman, while using Trulia. She provided several answers in the Q&A section, and I decided she was the type of knowledgeable Realtor I could trust. What I didn't know was how incredibly dedicated and caring she would be. I was amazed at how hard she worked for us. She took my search for a new home as seriously as I did, and she went above and beyond to answer my questions and simplify the process. If every Realtor was as dedicated, hard-working, knowledgeable, and caring as Betina, the Realty profession would have an impeccable reputation. If I had it to do again, I wouldn't hesitate to work with Betina. I also recommend her whenever I hear someone looking for a Realtor to buy or sell their home.

I hope you will feature and otherwise promote Betina Foreman to anyone searching for a new place to call home in the Austin area.  I'm writing to you because I wish everyone would have such a positive experience. I found a great Austin area Realtor; I just want to spread the word.

  • Shady Hollow Estates recent sales and Market statistics Summer 2009

Posted Under: Home Buying in Austin  |  August 19, 2009 8:35 AM  |  603 views  |  No comments
As your resident Shady Hollow Realtor I want to let buyers know how our local home market is doing. While the national economy may be down, locally things look great in the Austin home market. According to the Austin Chamber of Commerce there are still 1000 people a week moving into the Austin area.

Shady Hollow has long been a desirable Austin community because of the short 15 minute drive to downtown Austin and our large lots with mature trees. Here is a brief market snapshot for the Estates of Shady Hollow. In the last three months there has been one sale and there are presently 6 homes for sale and one that is under contract or Pending. Shady Hollow Estates has six homes actively for sale  on lots of at least one acre and the average price per square foot is $152.82.  The average home for sale in the neighborhood has about 3300 square feet and was built between 1985 and 1994. The average number of days a home remains on the market is 166 right now.

If you would like to see some homes in Shady Hollow or Shady Hollow Estates, please give me a call. I would be happy to welcome you to the neighborhood. I have a free relocation package for those moving from out of town. Let me help you find your next Shady Hollow home!
