    How to Hire a Reputable Contractor

    With the number of foreclosed or bank-owned properties for sale, I often work with buyers who are ready to take on a renovation project.

     

    Very often in our area buyers are not local they are investors or second home buyers from out of town that are looking for referrals to reputable contractors. Having lived in the area all my life I know some contractors that I will recommend. I keep a list of contractors that work in and around the New Paltz and Highland NY areas. I try to supply a few to choose from. It is a good idea to ask local people for referrals.

     

    Hiring a contractor can be a great experience but also can be a nightmare if the contractor is not reputable. If you know someone who is about to undertake a major renovation project, I urge you to share this excellent article published by the Federal Trade Commission, "Home Sweet Home Improvement."     Most people are not aware of the standards that Realtors pledge to abide by. In 1913 the National Association of Realtors adopted the Code of Ethics. High standards are set and taken very seriously by those of us that voluntarily agree to pledge to abide by the code. This is the 100th anniversary of the Code of Ethics. In order to assist in the understanding of the principles of the Code of Ethics the National Association of Realtors created the following over view of the seventeen articles. This is an overview, it is not the Code. If you would like a full copy of the Code of Ethics I would be happy to supply that. I hope this gives you a better understanding of the Code and appreciation of the professionalism and commitment it takes to be a Realtor.

     

     Duties to Clients and Customers

     

    Article 1 REALTORS® protect and promote their clients’ interests while treating all parties honestly.

    Where are the Best Deals in Real Estate Right Now

    We have all heard it, the market is picking up. Buyers are coming off the fence and ready to take advantage of the rock bottom prices and historically low interest rates.

    Many buyers are looking for new construction.  There is a limited availability for newly constructed homes. Builders put a halt to building when the market fell. We are seeing more people looking for land to build a home. These markets are active.

    The area where the market is relatively slow is in pre-existing home sales. Prices are great but buyers see the need for updating as drawback.     The Highland NY Real Estate Market as of February 25, 2013

     

    As the real estate market gears up for the spring market inventory is relatively low in Highland NY 12528. Currently there are 76 active listings for residential properties for sale in the Town of Lloyd.  Of those 76 listings there are 2 that are single family homes with accessory apartments,  20 listings are for townhouse/condos,  and 54 single family homes.

    The price ranges for the current residential home range from $114,000 to $750,000 with an average 262,399.  There have been 4 residential closings since January 1, 2013 and 22 listings have accepted offers and are various stages of preparing to close.

    There are 11 commercial listings currently on the market in the Town of Lloyd with various commercial opportunities to come into a growing are with easy access to transportation.  Town should expect growth due to increased commerce from tourism as more people discover the area.

    It is a great time to put your home on the market if you are considering selling in the spring. After a few years of declining sales and increased inventory we are seeing a reversal in that trend.
