Whether you're running a real estate agency or another consumer targeted business, there is no more inexpensive way to target a mass market campaign than with Postcard Marketing.

On a cost per contact basis, postcards can be the most effective way to reach your audience. But you need to do some planning before you jump into a postcard marketing campaign. A few pre-planning activities can save you thousands of dollars a year.

    Know Your Audience

Too often a business owner will send out a postcard marketing campaign to a list of consumers that is too broad or not target. With today's technology and inexpensive lists, you can target your mailing to only people interested in your services or products. Most of today's top cheap postcard printers have some great, inexpensive direct mailings tools that can help you drastically reduce your costs. Pay close attention not just to geographic demographics, but also to age, gender, family size, etc.

    Cut Costs Where You Can

Many business owners fail to take advantage of some cost cutting tips. All of these may save you a few cents per piece on your postcards. That money can add up fast:
    • Use black and white printing on the back of your postcards: Not everything has to be full color and many times color on only one side highlights and important marketing pitch
    • Use a smaller sized postcard: Using an 5 x 7 postcard as opposed to a 4x6 not only increases your printing costs, but also raises your postage by over 50%. If you can get by with a smaller postcard, you can save your hard earned money.
    • First Class postage isn't necessary: If your printer doesn't offer a bulk mail options, look elsewhere. First class postage isn't necessary for most mailings.

    Use Coupons and Discounts

The time is now to get a REO Bank Listand Register to list REOs. The housing data keeps pointing to second wave of foreclosures. If you're not registered with the banks, you won't be able to survive.

Check out the latest article from HousingWatch.com

Pending Homes Sales Drop: Deflationary Spiral or Temporary Slowdown?

Buyers signed fewer contracts to buy homes in May than in any time since the government starting keeping records on them. Based on information from the National Association of Realtors, pending home sales dropped 30 percent from April -- from 110.9 to 77.6 -- which is also 15.9 percent below May 2009.

While some believe this may be a sign the housing market cannot survive without life support from the government, take a breath and think about where we are. Some do think we're heading into a deflationary spiral, with housing prices again taking another big fall. But many others have been expecting the drop.

  • Fannie Mae Cracks Down & Why You Need To List REOs For Banks

This article on Fannie Mae's Crackdown is the best summary I've seen out there on the Mortgage Modification Mess.

If you thought it was too late to start going after REO Listings, think again. One third to one half of the Mortgage Modifications are defaulting anyway. That's just one of the reasons you need to List REOs for Banks.

    I especially likes this excerpt:

A strategic default is a valuable piece of information.  It tells the bank about your attitude towards credit, and whether or not you are willing to make strenuous efforts to repay your loans.  People who will make heroic efforts to repay loans at great personal cost to themselves are, in fact, better credit risks than people who act as if credit is nothing more than an exotic option, which you can repay if advantageous, or walk away if not.  A financial institution which did not use this information to evaluate future loans would be somewhat negligent.

The housing market is going to be dominated by agents that can list REOs for Banks and those who can sell Short Sales. You better be ready.

As agents, we spend thousands of dollars a year on postcards, business cards, magnets and other printed materials.

With prices rising and postage always increasing, I though us agents needed a place to post and share discounts and postcard coupons for Real estate agents. That's why my team and I have created a website just for us agents to save some money and share our ideas on marketing of all types.

So far, we've also included a section with real estate business card coupons. We would love your ideas on what else would be helpful. I know my team and I spend well over $10,000 a year on postcards alone, so having these postcard coupons handy will save us a fortune.

If you come across any great deals, let us know. We'd love to share them with all!
  • Register With Banks for REOs - The Housing Double Dip is Starting

    Posted Under: Agent2Agent in Phoenix  |  June 16, 2010 9:28 AM  |  735 views  |  No comments

We're already seeing the ramp up from our Asset Manager and Lender clients. The BPO requests and new REO listings are steadily ramping up - and we've been told to expect more.
The housing double dip is coming.

I guess that's why I'm amazed when agents tell me they don't think they should Register With Banks for REOs.

Some agents are under the illusion that banks aren't accepting new agents. While that may be true for some of the very large banks, many of the mid sized and smaller banks are accepting new agents every day.

If you are going to register with banks, don't waste your time registering with the big banks or the banks that you can find on "free bank websites." If you really want to succeed, you'll have to spend about $100 to a service that keeps a fresh, updated list of hundreds of banks. Remember, the free lists are worth exactay what you pay for them nothing.

You can see my recommendations of the best lists here: http://www.reobanklistreviews.com/

Don't be fooled that banks aren't accepting new agents. Go out and make some money.
