    Whether you're running a real estate agency or another consumer targeted business, there is no more inexpensive way to target a mass market campaign than with Postcard Marketing.

    Pending Homes Sales Drop: Deflationary Spiral or Temporary Slowdown?

    Buyers signed fewer contracts to buy homes in May than in any time since the government starting keeping records on them. Based on information from the National Association of Realtors, pending home sales dropped 30 percent from April -- from 110.9 to 77.6 -- which is also 15.9 percent below May 2009.

    While some believe this may be a sign the housing market cannot survive without life support from the government, take a breath and think about where we are. Some do think we're heading into a deflationary spiral, with housing prices again taking another big fall. But many others have been expecting the drop.

    Pending home sales plunge record 30 percent

    WASHINGTON (Reuters) - Contracts for pending sales of previously owned homes plunged a record 30 percent in May, far more than expected, after a popular tax credit expired at the end of the prior month, a survey from the National Association of Realtors showed on Thursday.

    The Realtors said its Pending Home Sales Index, based on contracts signed in May, fell to a record low 77.6 from 110.9 in April. Economists polled by Reuters had expected a smaller decline of 12.5 percent in May.

    This article on Fannie Mae's Crackdown is the best summary I've seen out there on the Mortgage Modification Mess.

    If you thought it was too late to start going after REO Listings, think again. One third to one half of the Mortgage Modifications are defaulting anyway. That's just one of the reasons you need to List REOs for Banks.

    I especially likes this excerpt:

    A strategic default is a valuable piece of information.  It tells the bank about your attitude towards credit, and whether or not you are willing to make strenuous efforts to repay your loans.  People who will make heroic efforts to repay loans at great personal cost to themselves are, in fact, better credit risks than people who act as if credit is nothing more than an exotic option, which you can repay if advantageous, or walk away if not.  A financial institution which did not use this information to evaluate future loans would be somewhat negligent.

    The housing market is going to be dominated by agents that can list REOs for Banks and those who can sell Short Sales. You better be ready.

  • Register With Banks for REOs - The Housing Double Dip is Starting

    We're already seeing the ramp up from our Asset Manager and Lender clients. The BPO requests and new REO listings are steadily ramping up - and we've been told to expect more.
     The housing double dip is coming.

    I guess that's why I'm amazed when agents tell me they don't think they should Register With Banks for REOs.

    Some agents are under the illusion that banks aren't accepting new agents. While that may be true for some of the very large banks, many of the mid sized and smaller banks are accepting new agents every day.

    If you are going to register with banks, don't waste your time registering with the big banks or the banks that you can find on "free bank websites." If you really want to succeed, you'll have to spend about $100 to a service that keeps a fresh, updated list of hundreds of banks. Remember, the free lists are worth exactay what you pay for them nothing.

    Don't be fooled that banks aren't accepting new agents. Go out and make some money.
