    Here are a few quick photos from our Memorial Day Monday at Lake Lanier. Its been a comfortable and enjoyable weekend, with only a few scattered showers but otherwise sunny skies. We took a late morning cruise over to Thompson Creek and made a visit to Athens Boat Club to gas up the boat.

    Athens Boat Club has added a very nice new pavillion to house their snack shop and restrooms as well as a picnic area.  It is quite an impressive structure for the old Athens Boat Club!  You can see it in the distance in the first photo.  The following pics are from the area of Thompson Creek this morning around 11 o'clock. Of course the last photo is of our beloved old SeaRay in the slip at our dock on Johnson Creek.

  • Lake Lanier Home Sales Stats For April 2014! We Take A Look At The Numbers!

    Today in Lake Lanier real estate, it's time for our monthly market analysis of Lake Lanier homes that have recently sold.  Our report today looks at homes sold in the month of April on Lake Lanier with a dock in place.  As always our analysis includes waterfront homes but does not include mobile or modular homes in the search results.

    So the summary looks like this. Twenty seven Lake Lanier waterfront homes sold in April with the average number of bedrooms being three and the average number of full bathrooms being two.  The average build date was 1980. The average original list price of all of the homes that sold was $396,865. The average sales price of all of the homes that sold was $364,602. These numbers represented a sales price to original list price ratio of 92.99%. Average total days on market was 124 days. The most expensive home sale for April was $670,000 for a three bedroom 2 1/2 bath home located at 7940 Robin Road.  The least expensive home that sold in April was a two bedroom two bath home located at 37 Lakeview Point which sold for $139,500.

    These sales numbers represent an 80% increase in the number of homes that sold in April 2014 versus April 2013. With regard to sales price however, we have a different story. Our research shows that in 2013 the average sales price in April came in at $506,285. So the sales price numbers for April 2014 are far below the average number in 2013.  We are starting to see this trend play out more frequently, as the number of homes selling is increasing but the average sales price is far less.

    We want to congratulate our clients who closed on their fantastic Lake Lanier home on Wednesday April 30th of last week. Located at 7725 Elm Cir. in Murrayville Georgia, this Lake Lanier home was located on a point lot in the subdivision of Mountain View Lake Estates.

    Built in 1982 this one-and-a-half story A-frame, chalet had three bedrooms and two baths. Two bedrooms and one full bath were located on the main level and a loft style bedroom with full bath was located upstairs. There was a large wall of windows facing the lake which provided an excellent long-range view down the Chestatee River towards Chestatee Golf Resort. With a wraparound deck and a full unfinished basement, this little A-frame was hard to beat for the money. Located on a .34 acre lot this property included approximately 162 feet of waterfront footage on Lake Lanier. Also included was a single slip, covered boat dock on very nice, deep Chestatee River waters.

    Overall, this property was an excellent value at the sales price of $320,000! With the position of the house on the lot there is plenty of room to expand the footprint of the home, possibly enlarging the kitchen and expanding the decks. There is a small cove off the main body of the Lake along the right side of the property, and out back just an the enormous view of the Chestatee River.

    We feel certain that this will prove to be a wise investment as Lake Lanier properties continue to appreciate over the long-term. Buying wisely means paying attention to the dirt first and the structure is secondary. This purchase was a prime example of picking a property in an excellent setting with a superb view and good Lake Lanier waterfrontage and depth in order to effectively resist drought conditions and dry weather patterns.

    • Once again, BHHS Georgia Properties was Number 1 in both homes sold and buyers represented for February 2014. We have been ranked #1 for 5 years in a row.
    • Closings for Metro Atlanta in February were down 15% compared to last month and down 25% compared to the previous year.
    • For the Greater Metro Atlanta area, listed inventory was down 1.9% from January 2014 and up 16% compared to February 2014 levels. The limited availability of quality properties has turned some local areas into a seller’s market.
    • The available “months of supply” rose to 6.6 months which is similar to January 2014. The slower pace of sales and slightly higher inventory are creating a more normal market condition.
    • The pace of short sales and foreclosures coming on the market has slowed considerably. In 2010, over 60% of sales were distressed properties but in February we only saw 134 foreclosures and 209 bank-owned sales. Resales and New Homes are the larger mix of sales.
    • New Homes are making a slow but sure comeback. There are some wonderful new home communities coming online with the latest innovations in smart building that may be great options for buyers. Click here to view new home communities.
    • The Case-Shiller Index reports that Metro Atlanta home values have increased 37% from the bottom of March 2012. But values remain down 16.94% from the peak of July 2007. Click here for the latest report.
    • The trend for mortgage rates is higher. The Mortgage Bankers Association and Freddie Mac predict 30-year mortgage rates to be over 5% in 2014. This could significantly reduce buying power for those that wait.
    • Baby Boomers are the leading buyer segment followed by First Time Buyers. Move-Up Buyers are showing some signs of improved activity but remain well below historical levels.

    This is an unprecedented opportunity to buy the home of your dreams while prices and financing are historically low. But these conditions will not last as the real estate market continues to recover.
