Real Estate Advisor - September 2014

We are providing this monthly real estate advisor to keep you informed about the latest trends and issues in the real estate market. Remember that real estate is local and every market is different. Contact us to find out exactly what is happening in your local area. If you know someone else who might be interested in receiving this report or who may benefit from our expertise, please let us know.  Better information helps our clients make better real estate decisions!

Closings for Metro Atlanta in August were down 16.1% compared to last month and down 8.6% compared to the previous year.

The Metro Atlanta market is currently running 1% behind 2013 in closed transactions.

The average sales price was $260,000 in August versus $271,000 in July. The average closed sale price for the year was $250,000 which was up 42% from the bottom of 2011.

Listed inventory was up .5% from last month and up 21.3% compared to last year. Inventory is up 52% from the recent bottom of February 2013. But the limited availability of highly desirable properties in select markets is still driving multiple offers and very quick sales. Other areas have more normal conditions. Remember, real estate is local and markets are different.

The overall “months of supply” is 4.7 months versus 4 last month. Six months is considered normal.

The largest buying segment for Metro Atlanta is Baby Boomers/ Gen X. Thousands of these homeowners are moving to smarter living environments with less maintenance. Others are moving toward homes that accommodate their health and lifestyles as they move into their senior years. First Time Buyers have slowed due to increasing prices, student loan debt and challenges with employment.

New Homes are making a comeback. SmartNumbers reports that new homes are up 16%. The problem is that many builders cannot build them fast enough! Labor shortages are one of the most significant inhibitors.

At the peak of 2006, we were building over 60,000 new homes per year. Today, we are on pace to build around 18,000 new homes in 2014 and we expect to get to the 20,000 unit run rate by 2015.

New home prices are rising with strong demand and limited inventory. Presales are once again becoming the majority of sales. In this environment, you want to make sure you are protected with strong representation to help set up the right expectations and agreements with the builder. Georgia Rated The Best Place For Business

Georgia is the best place in the country for doing business, according to Area Development Magazine’s fifth annual survey of site consultants. Georgia unseats Texas to take the title.

    1.GEORGIA

    2.TEXAS

    3.SOUTH CAROLINA

    4.ALABAMA

    5.TENNESSEE

    6.LOUISIANA

    7.INDIANA

    8.NORTH CAROLINA

    9.OHIO

    10.MISSISSIPPI

It’s difficult to beat Texas on any list of economic development power states these days, but Georgia did exactly that in the Area Development survey of site consultants, nudging Texas down into the No. 2 spot after it finished No. 1 a year ago. Georgia’s accomplishment was especially impressive because of the breadth of its strong performances over most of the 18 categories voted on by the consultants, including top-three finishes in 12 of them.

The Area Development honor follows other recent recognition of Georgia’s rise in the ranks, which included its choice by a CNBC study as the No. 1 place for business in America. Such rankings “are a testament to the commitment from Georgia businesses, communities, economic development partners, and the people of Georgia,” Gov. Nathan Deal said in a statement, indicating his confidence that “more businesses will consider expanding or relocating here.”

  • A Few Photos From Memorial Day At Lake Lanier! Johnson Creek, Thompson Creek, and Athens Boat Club!

Posted Under: Home Buying in Gainesville, In My Neighborhood in Gainesville, Investment Properties in Gainesville  |  May 26, 2014 6:51 PM  |  423 views  |  No comments

Here are a few quick photos from our Memorial Day Monday at Lake Lanier. Its been a comfortable and enjoyable weekend, with only a few scattered showers but otherwise sunny skies. We took a late morning cruise over to Thompson Creek and made a visit to Athens Boat Club to gas up the boat.

Athens Boat Club has added a very nice new pavillion to house their snack shop and restrooms as well as a picnic area.  It is quite an impressive structure for the old Athens Boat Club!  You can see it in the distance in the first photo.  The following pics are from the area of Thompson Creek this morning around 11 o'clock. Of course the last photo is of our beloved old SeaRay in the slip at our dock on Johnson Creek.

  • Lake Lanier Home Sales Stats For April 2014! We Take A Look At The Numbers!

Posted Under: Market Conditions, Home Buying, Investment Properties  |  May 14, 2014 2:46 PM  |  446 views  |  No comments

Today in Lake Lanier real estate, it's time for our monthly market analysis of Lake Lanier homes that have recently sold.  Our report today looks at homes sold in the month of April on Lake Lanier with a dock in place.  As always our analysis includes waterfront homes but does not include mobile or modular homes in the search results.

So the summary looks like this. Twenty seven Lake Lanier waterfront homes sold in April with the average number of bedrooms being three and the average number of full bathrooms being two.  The average build date was 1980. The average original list price of all of the homes that sold was $396,865. The average sales price of all of the homes that sold was $364,602. These numbers represented a sales price to original list price ratio of 92.99%. Average total days on market was 124 days. The most expensive home sale for April was $670,000 for a three bedroom 2 1/2 bath home located at 7940 Robin Road.  The least expensive home that sold in April was a two bedroom two bath home located at 37 Lakeview Point which sold for $139,500.

    Comparative Market Analysis

    Listing Reports For Sold Homes

These sales numbers represent an 80% increase in the number of homes that sold in April 2014 versus April 2013. With regard to sales price however, we have a different story. Our research shows that in 2013 the average sales price in April came in at $506,285. So the sales price numbers for April 2014 are far below the average number in 2013.  We are starting to see this trend play out more frequently, as the number of homes selling is increasing but the average sales price is far less.

  • Our Most Recent Lake Lanier Home Sale! See The Chestatee River From This Wonderful Lake Lanier Chalet!

Posted Under: Home Buying in Murrayville, In My Neighborhood in Murrayville, Investment Properties in Murrayville  |  May 5, 2014 6:27 PM  |  505 views  |  No comments

We want to congratulate our clients who closed on their fantastic Lake Lanier home on Wednesday April 30th of last week. Located at 7725 Elm Cir. in Murrayville Georgia, this Lake Lanier home was located on a point lot in the subdivision of Mountain View Lake Estates.

Lake Lanier View From 7725 Elm Circle in Murrayville, GA.

Built in 1982 this one-and-a-half story A-frame, chalet had three bedrooms and two baths. Two bedrooms and one full bath were located on the main level and a loft style bedroom with full bath was located upstairs. There was a large wall of windows facing the lake which provided an excellent long-range view down the Chestatee River towards Chestatee Golf Resort. With a wraparound deck and a full unfinished basement, this little A-frame was hard to beat for the money. Located on a .34 acre lot this property included approximately 162 feet of waterfront footage on Lake Lanier. Also included was a single slip, covered boat dock on very nice, deep Chestatee River waters.

Overall, this property was an excellent value at the sales price of $320,000! With the position of the house on the lot there is plenty of room to expand the footprint of the home, possibly enlarging the kitchen and expanding the decks. There is a small cove off the main body of the Lake along the right side of the property, and out back just an the enormous view of the Chestatee River.

Lake Lanier cove on the right side of the peninsula at 7725 Elm Circle.

We feel certain that this will prove to be a wise investment as Lake Lanier properties continue to appreciate over the long-term. Buying wisely means paying attention to the dirt first and the structure is secondary. This purchase was a prime example of picking a property in an excellent setting with a superb view and good Lake Lanier waterfrontage and depth in order to effectively resist drought conditions and dry weather patterns.

  • Berkshire Hathaway HomeServices Named "Real Estate Agency Brand Of The Year" In 2014!

Posted Under: Home Buying in Cumming, Home Selling in Cumming  |  May 1, 2014 7:56 PM  |  242 views  |  No comments

Berkshire Hathaway HomeServices is proud to announce that it was named “Real Estate Agency Brand of the Year” in the 26th annual Harris Poll EquiTrend® study.  Click here to view press release.

Berkshire Hathaway HomeServices received the highest ranking in the Real Estate Agency category based on consumers’ perception of its brand familiarity, quality and purchasing consideration, among other qualifying elements. The study was based on opinions of more than 40,000 U.S. consumers surveyed online earlier this year.

“We are excited about the momentum for our company as we enter the spring market," said Dan Forsman, president & CEO of Berkshire Hathaway HomeServices Georgia Properties.  "The Berkshire Hathaway HomeServices brand is being quickly recognized and valued by agents and consumers.  The combination of our national and our local branding campaigns are having a very positive impact for our associates and their clients. We look forward to a very strong year in 2014.”

The brand received the highest numerical Equity Score among large real estate brands included in the 2014 Harris Poll EquiTrend® study, which measures and compares the brand health of more than 1,500 brands across 170 categories from airlines and apparel to retailers and real estate. Consumers responded with their brand perceptions, gauging their emotional connection to the brand, plus brand awareness, influence and familiarity. According to Harris, a brand is defined as a set of persuasive promises about a product, service or organization that differentiates it from others in a universally positive, contextually relevant or personally compelling way.
