    • Average price in San Carlos increased 6.8% to $985,159 from $922,456.
    • The number of homes sold in San Carlos jumped 108.3% to 75 from 36.
    • The number of pending home sales in San Carlos increased slightly 6.7% to 32 from 30.
    • Average days on market in San Carlos dropped slightly 3.2% to 34 from 35.

    Twice as many homes sold in San Carlos in the second quarter of 2010 compared to the first quarter.

    I have broken down the San Carlos market into four quartiles of price ranges.

    The median price for the highest quartile (1st) price range in San Calros is $1.6M.
    The median price for the next highest quartile (2nd) price range in San Carlos is $1.1M.
    The median price for the next highest quartile (3rd) price range in San Carlos is $850K.
    The median price for the lowest quartile (4th) price range in San Carlos is $720K..

    Below you will find chart showing market action index for each qaurtile.
    30 is considered a balanced market.
    Above 30 is a sellers' market.
    Below 30 is a buyers' market.



    One can see that the third quartile with a median price of $850K is by far the strongest segment of the San Carlos market. It appears that buyers are "hot" for entry-level hoems west of El Camino in the $850,000 to $950,000 price range.
