How's the real estate market in Palo Alto?

The Palo Alto market still remains a buyer's market.

Below you will find a 2 year history of the Market Action Index in Palo Alto.

A value of 30 is considered a balanced market.
A value below 30 is considered a buyers' market.
A value above 30 is considered a sellers' market.

The black line is past 12 months.
The orange line is from 24 months ago to 12 months ago.

The Market Action Index in Palo Alto was about 29 March 2008 - pretty much a balanced market.
Then Market Action Index dropped to 18 by March 2009 - buyers' market.
Over the past 12 months, MAI increased to 22.

So while Palo Alto market has improved over the past 12 months, the Palo Alto market appears to be weaker than the Menlo Park market.
