  • Soggy October, Sunny November in West Chester

    Anybody who reads my blogs regularly knows that I have a daily habit of WALKING in the early AM. What makes it extra special is that I "mix up" the locations of the walk and there are so many opportunities right here in West Chester with our beautiful community parks and recreation areas.

    Last week, on one of the soggy mornings I went to East Bradford Park.  There are some great features of this park the least of which are that it was "created in" and surrounding two of the nicest neighborhoods of West Chester. 

    You need to drive through Kenmara to get to it and it borders Cheshire Knoll on the northeast side of the park

    Even though it may be rainy, there have been some great colors and views this fall.

    Now that the leaves are almost all off of the trees one of my favorite haunts is the West Goshen Park, and of all things, the walkway up against the reservoir behind Ice Line.  I get my water view and have my exercise simultaneously.


    This morning, it was such a bright morning I could even see ARBOURS at WEST GOSHEN through the trees.  In this photo, that is the building you see through the trees.
    It looks pretty nice.

      I checked with the crystal ball today and got some of your questions answered.
     

    1.  Home prices are going to stabilize in West Chester, they are down from last year.

    2.  Price of your house does not equal 
    What you paid
      plus
    What you spent to update or improve your house

    3.  If your house sells right away it does not mean it was priced too low

    4.   If you see a property that you want to make an offer on, chances are someone else is thinking the same thing and you might miss it.

    5.  If you are willing to pay the ASKING Price you are not crazy, it is probably just priced right.

       Gee I am so glad I have my crystal ball.

    I think the sun is trying to come out.  How many days of rain has this been in a row.
    I decided to spur of the moment open that North New Street gorgeous house in the borough.
    Look for signs and balloons.  I should be there by 2.
    It is so gloomy and many people have asked me if I was going to have it OPEN.....might as well show it off, its a great house for $389900. 
    # bedrooms, 2 big baths, 2nd floor laundry
    Views of the 8th hole of the golf course.
    Also, Did you hear?
    The Y is opening back up in the borough.
    That's great!
    Classes, equipment, newly renovated.

    What a fabulous day, today, Gorgeous!.  Crisp.... and bright sun turning to hot and great!  
    Yesterday was a really nice day too.  I visited my new friend and helped her go through her closets and say what would be donated and what would be sold at the estate sale....
    After that, it was time to go to the TUESDAY BROKER OPEN HOUSES
    There was a bad car accident at 113 and Peck Road and I tried to go to some open houses but got a little delayed...., it was the middle of the dy and my goal was to see 4 OPEN HOUSES and have lunch with my Realtor friend, Tameka  (she was serving sausage, peppers and onions, YUM!, was that good!)
    When I was done viewing houses I went back to Youngs Road and finished hanging out with Marlyn and sorting through some more closets full of stuff.  I brought her lunch.
    What is it about helping someone that is so satisfying....., we seem to do that a lot in the Real Estate business, its not just about the sale, its also about meeting nice people and helping older people in wheelchairs who aren't phsically capable of caring for themselves anymore.

    It was a very pleasant way to spend the day.
    There's going to be another day like this tomorrow. Beautiful sunshiny day
    Thursday night is Swinging Thursday in West Chester and I am expecting an offer on one of the properties I am selling.
    Tonight I am watching TV and sitting at the computer, and its almost time for bed, Tomorrow I have to get the car washed at the $3.00 drive thru wash in West Chester and do lots of marketing of properties that I am trying to sell and showing 3 houses to a 1st time buyer tomorrow night.
    Crazy busy day today, showed 7 houses altogether and tomorrow night is the last Swinging THURSDAYS in West Chester

  • What a Great Day for Real Estate.......

    Buyers came out of the woodwork, so to speak......, the flood gates have opened.
    It is obviously getting more brisk out there, there are great house choices available for Buyers in the marketplace and house prices are down.  What a BUY sign
    This week I was out with 3 different Buyers and I have observed that more people are getting used to the idea of getting in on this good market.
    Many of the for sale properties are having more showings.
    It is really a great time to Buy.

    In town West Chester, I am selling the best house across from the 8th hole of the West Chester Country club.   The property was completly redone inside and it has a granite kitchen, a 2 car garage, hardwood floors throughout.......
    The real charm of this property is that it has 3 outdoor living spaces.  A big wooden deck out back, a rocking chair front porch and a cozy setting by the pond.  That's not even counting the flat back yard and the brick walkway.

    If its another part of West Chester that interests you, there is a big beautiful single house on Regimental Drive that is priced way below market on an OVER acre property.  Radley Run IV is a premier neighborhood in East Bradford Township.  The neighborhood has always been desirable and properties have held their value in all markets.  The condition of this house warrants a below market price and is a real opportunity for getting some sweat equity, which means, do some work, increase the value of the house.
    It is $429900 and the last sale on that street was $502K
    This is a real buy.

    Time to check out the inventory and see what buys you can have

    BlackThorne  Irish Rock Band, next Sunday  at 6:30.  It will be at the West Goshen Township Park.
     Nice evening for something outdoors to do.  I took this photo that was posted on the local bulletin board.
    I heard them last year, they are good.
    I am glad I live in West Chester where there are things like this to do.
