    This market update is for single family homes in Eagle Ridge in Gilroy for March 2012 and includes distressed properties (bank owned and short sales).

    Median List Price for all real estate activity in Eagle Ridge this month is $625,000 which is higher than the Median List Price for homes sold.

    Homes for sale in Eagle Ridge Gilroy, are receiving multiple offers and the current frenzy in this real estate market has resulted in a sellers' market with some buyers not able to get the homes they desire because they are outbid by others. Buyers are realizing they can't bring "low-ball" offers to homes priced sharply in today's market.

    It is important buyers know the local market in which they are looking to purchase and a local agent can help them with that by provide real estate statistics and their real estate expertise to educate the buyer so they can make educated decisions.

    Gilroy Real Estate Report dated February 29, 2012

    This market update is for single family homes in Gilroy for February 2012 and includes distressed properties (bank owned and short sales).  In February there was a lot of activity; homes added to inventory, multiple offers and disappointed buyers.

    The current frenzy in the real estate market is not reflected in homes sold yet but certainly reflects in current inventory and homes in escrow.

    Inventory is up but median list price increased 9% over last month and price per square foot increased as a result. The average days on market decreased over last month. 

    Median list price for homes in escrow remains the same as last month but days on market decreased sharply from 140 to 86.

    Buyers are starting to realize they can't bring "low-ball" offers to homes priced sharply in today's market.  In order to determine the value of a property we need not only look at the "sold  price" of homes as appraisers do, but also at the current market. Questions to ask yourself and your agent are: what is the current activity, how long are homes that are priced well offered for sale before an offer is accepted and if buyers know there are multiple offers they will need to decide if they want to offer over list price and compete with other buyers or if they will continue their search if they aren't the lucky buyers of a particular property.

    Median List price for homes in inventory: $497,450 up 9% over last month
    Median List price for homes in escrow: $355,000 same as last month
    Median Sale price for homes sold: $325,000

    This is a real estate update is for activity in the community of Willow Glen, San Jose, California dated January 25, 2012. About 29 percent of properties offered for sale are distressed.

    This is a real estate update is for activity for single family homes in the city of Gilroy, California as of December 13, 2011. 

    Inventory is down to 115 homes (in November 143 single family homes); the number of properties offered for sale for more than $1,000,000 is up to 18 which distorts these statistics somewhat.

    The real estate market is remaining stable; median sale price for homes sold since December 1, 2011 is down slightly, average days on market a little less.

    Median List Price for all homes (including 18 properties over $1 million) $525,000. Median List Price for homes under $1 million is $479,000.

    Median Sale Price for homes sold since December 1, 2011 $340,000 which includes 3 homes over $1 million.
