Just another reminder
that we at Gold Star are aware of what is need to get a contract accepted in
this market. This morning we are taking in two contracts that must close by July
The sellers in this market are demanding and we are aware that shorter loan commitment deadlines and quick closings are a necessity and a standard course of business. We had an agent call this morning and she was relieved to know that we can accommodate a closing by month’s end. Call us anytime that you are in a situation where you need to expedite the financing to make a deal happen, as that is why we are here. We are available to go over the contract details with you to insure a tight closing process with all parties on the same page dedicated to make the closing happen on time and meeting all deadlines.
Keep us in mind for any deal that seems to be at a standstill as to obtaining a loan commitment as that is a sign that the lender is behind and unable to meet the deadline. This is again another reason why we scrutinize the contract at the beginning of the process to make sure that the borrower is fully protected for financing contingencies and escrow deposits.
This is another reason why we request the basic income
documentation at the beginning of the process so when a contract gets executed
we are ready to go from our end.
