Consumers should really turn to the professionals in the local marketplace to get a true indication of how it may be performing. I speak to people everyday that about the real estate market and because of the media's attention on the negtive aspects of the economy, real estate and news in general, the masses are left to believe we are all going to hell in a hand backet. We'll I am here to sing a different tune. There are two sides to every coin and sure many people are struggling in the economy and housing is still a mess, but this AZ real estate market is really rockin! I just took a listing of a nice home in Glendale 85308 and blogged about it, syndicated it to some blogging sites, cut a video and uploaded it and blasted it out to Youtube and other video sharing sites and did my new normal marketing blitz , craigslist ads, more blogging, facebook, twitter, ordered a custom sign with a text short code and before the sign even was installed, I had offers coming in. Folks, this real estate matket has changed and people that have waited on the sidelines for the right timing have appeared with lots of cash and they are buying up the valley.
So I am writing this for a few reasons and documenting this transaction from start to finish and I am gonna blog about it so people can get a birds eye view so to speak about what really is going on NOW in Az real estate and how You can take advantage of it. You being Realtors and consumers.
1. People don't know what they don't know and it is our jobs as real estate professionals to be informed ourselves and share the knowledge with our market, friends and family and prospects.
2. Distressed sales and dealing and communicating to a distressed seller is a key to being successful NOW. With all of the misinformation, people are so confused that they just do nothing! I would say that 85 percent of people I talk to are misinformed about the real esate market, short sales, deficiency balances, liability, when they can buy again, tax consequences, credit implications, HAFA, HAMP, how long these deals can take and the list goes on.
3. Buyers should be realistic...I mean really now. We all know values are down, but because of misinformation many would be buyers are spinning their wheels looking at and making offers on houses they could have bought, but couldn't leave low enough alone and wanted to get deeper discounts only to find that the properties are actually selling for above asking price in many areas. Inventory is down and demand is up.
4. Sellers must work with a professional that can walk the walk and talk the talk. In todays high tech, fast paced world, if you are not flying around cyberspace, you are not in the game. A listing agent has to be a marketer, realtor, negotiator, educated on the market, have contacts at the banks, team leader and still have a personality at the end of the day so we can communicate with one another and consumers.
