TheÂ total number of homes sold in Las Vegas, NV in the first quarterÂ is the highest it has been since 2007 based on statistics from GLVAR (Greater Las Vegas Assoc of Realtors).
First Quarter Sales Figures
2007 Â 9,678 homes
2008 Â 4,898 homes
2009 Â 9,115 homes
2010 10,337 homes
2011 11,059 homes
What that tells me is the time to buy is now while property is still 50% off of the 2007 prices. Half of the homes currently for sale are short sales. Another 2,200 are foreclosures. That leaves 4,000 homes that are regular equitable sellers in the marketplace. Those are homes that are for sale by the owners that do not need bank approval to sell the house, just like the good ole days! Yes, 2/3 of all properties on the market currently are short sales or foreclosures still but that is down from 85% a year ago. This is huge! There is a lot happening in the Las Vegas real estate market right now!
Your financial planner will tell you in order to make money in the stock market you have to buy low & sell high. That is what you can do right now in Las Vegas. There is money to be made in Las Vegas real estate right now if you are willing to hold property for the next few years.
You can either use that property as a vacation home, move to Vegas full time, or use it as rental property. Rents are climbing in Las Vegas. All of those people that lost their homesÂ in short sales or foreclosures in the past few years still need a place to live. They can't purchase property for the next several years. There's your rental market.
Las Vegas is on Kiplinger'sÂ list of "11 Comeback Cities for 2011".Â It is still going to be an uphill climb but we are climbing slowly. Jump on in while the water is fine. You may just wish you had once we start to level off & the prices increase.
