, elbow grease and effort can make all the difference.Â This is my story of how a mop and a can of End Dust sold a $7.5M estate
A few months ago, I was hired to sell a beautiful Paradise Valley estate.Â This impressively large builder spec home sat on 1.5 acres, offered incredible views, lush landscaping, a lap pool, hand hewed hickory floors, serene fountains, incredible scrolled railing and amazing hand-crafted details throughout.Â However, it had been sitting on the market for four years with only a few dusty low-ball offers made.Â How could that possibly be?Â
Instead of being impressed by the breathtaking views of the surrounding Camelback Mountains, the city light views that extended to the Estrella Mountains or the handcrafted sandstone columns and detailed coffered ceilings, all the potential Buyer saw was a dusty mess.Â The home appeared to be uncared for and quite possibly distressed by the owners.Â Nothing could be further from the truth!Â The owners were in good standing, the utilities and cable were on and the gardener and pool company came by once a week to ensure that everything was maintained regularly.Â I knew I could find the right Buyer for my clients.Â So, I rolled up my sleeves, grabbed a mop and a can of End Dust and went to work.
I replaced the burned out lightbulbs where I could, swept every floor in the home and even swept off the outside patio was to reduce the possibility of tracking dirt back inside.Â Whenever there was a showing, I made sure this Paradise ValleyÂ home was ready!Â The European-styledÂ wood casement windows were open so that the soothing sounds of the fountains outside could make their way in.Â Ambient lighting and softly playing music on the Crestron system helped set the mood throughout.Â The beauty of the craftsmanship in this Paradise Valley estate home sold the rest.
All my hard work paid off.Â We received two serious offers within an 18 hour time period.Â After four years of languishing on the market, this Paradise Valley beauty sold in just four months...and for the price my Sellers wanted, too!Â Needless to say, my Sellers were incredibly happy.Â Of course, that made me happy as well.Â
