Do Amenities Add “Market Value” to My Westfield Home?

Amenities are those things which are not necessary in a home, but which often add to the “marketability” of your Westfield area home.  Things like granite countertops, hardwood floors throughout, Central Air, wood-burning fireplaces or stoves, privacy fences and shrubs, ponds, a patio or deck, can go a long way toward attracting a buyer and might be the very thing that helps them decide to buy YOUR home instead of another.  In fact, sometimes, you can price your home HIGHER than similar homes without them.  Not always, however.  It will depend a lot on whether those amenities are “standard” in homes in your area and in surrounding towns.

 

For instance, in Westfield, New Jersey, and surrounding towns like Mountainside and Scotch Plains, granite, hardwood, fireplaces and Central Air are common, as are decks and patios.  However, in other nearby towns, like Clark, Rahway and Linden, they are not so common.  So, if you have these things in your Clark home, you are likely to sell faster and maybe even for more money.

 

However, if you don’t already have them, it may not be worth the added expense to add them if you’re planning to sell — it will depend in large measure on what the competition has.  Talk to your Realtor® about it first!


NOT ALL AMENITIES ARE CREATED EQUAL!
Swimming pools, for example, are also considered an amenity, but if you don’t have one, don’t put it in if you’re planning to sell.  While a swimming pool will be a plus for some buyers, for others -- like those with small children or elderly people in the house, a swimming pool may be viewed as a hazard.  And some people simply don’t want the added work or expense of this amenity.

Yes Terri! It is often that I find that if a buyer is choosing between two homes, they will often pick the one with an updated kitchen over one that had a two car garage. It doesn't always make sense b/c you can always update a kitchen but often times, you cannot add a garage. Thanks for sharing!

A crisp, updated kitchen -- especially one with S-P-A-C-E will always win! I think this is because the kitchen is truly the "heart" of every home and buyers anticipate more fun there than in the garage! Just proves, again, that while one's purse often dictates the parameters of one's SEARCH, one's heart dictates the CHOICE.
