Hot Weather Selling Challenges

Buyers have air conditioning in their cars, but have to be convinced to get into, then out of their cars, to look at your home.  Here are four hot weather ideas to improve your home's summer time appeal:

1. Keep your home cool.  Now is not the time to save money on the air conditioning. Home owners without central air conditioning are be at a big disadvantage.  They might even consider keeping their home off the market until the cooler days of fall. If you have central air keep the thermostat around 72 degrees during showings.

2. Summers smells.  Warm weather can cause odors to become stronger.  Think of pet smells, musty basements, bathrooms and rubbish. Sellers, remove the kitty litter box, relocate the pets for showings, clean the boys bathroom and musty basements. Use a dehumidifer, if necessary, to make sure your home stays dry.

3. Lawn care.  Keep the front yard as green as possible. 

4. Clean doors and windows. Sweep the front door weekly to avoid summer pollen, leaf and cotton build-up.  Clean the windows inside and out to make sure they sparkle.
