    Sometimes I hear of other agents who have a Buyer under contract and then they defaulted on their contract because they went shopping for new furniture for their new home & messed up their credit?  Unfortunately, these types of scenarios happen repeatedly! Don't let this happen to you.


     

    1.   Thou shalt not change jobs, become self-employed or quit your job.
    2.   Thou shalt not buy a car, truck or van (or you may be living in it)!
    3.   Thou shalt not use charge cards excessively or let your accounts fall behind.
    4.   Thou shalt not spend money you have set aside for closing.
    5.   Thou shalt not omit debts or liabilities from your loan application
    6.   Thou shalt not buy furniture.
    7.   Thou shalt not originate any inquiries into your credit.
    8.   Thou shalt not make large deposits without first checking with your loan officer.
    9.   Thou shalt not change bank accounts.
    10.   Thou shalt not co-sign a loan for anyone

    For many buyers, finding the right down payment assistance program is tougher than finding those perfect fitting summer jeans. Pulling enough money together for a down payment is often a sticking point for aspiring homebuyers. Help may be at hand. For a limited time, if eligible, you can receive up to $15,000 for down payment assistance for the purchase of a primary, owner‐occupied residence in the City of Atlanta. The down payment assistance is fully forgivable after you live in the home for five years, by which time those rocking summer jeans will be history!

    “Who can qualify? The program is available if you are approved for home financing from a participating

    lender (LoanSouth) and your household income is equal to, or less than, 115% of the area median income for a FHA mortgage or 120% of the area median income for a

    Program repayment requirements

    • 0% interest rate. Program is forgivable 20% each year for five years.

    • The prorated balance due is repayable if the property is sold, refinanced, foreclosure, not owner-occupied as the primary residence or transfers title within the first 5 years.

    • The only exception is the refinance of the first mortgage to a lower interest rate. No cash out is

    allowed.
