The number of sales are up - just by a couple. But there is a major impact on median and average prices - both up by about 5%. which is a good news for this market.Â The days on market for a home has gone down, too. So, it's all the good news considering we hear it otherwise - based on number of sales, Days on market andÂ median and average sales price. Let's hope the trend continues.
Overall, compared to last August, it's a better market.

After a major drop in inventory before spring along with median price, not surprisingly enough, the median price went up, perhaps resulting into increase in inventory. Around summer time though, the increase in inverntory has to reflect on median price - and that's what you see here, eventually: Increased inventory and lower median price. I expect the trend to be reveresed next spring - and till then, you may see drop in median price and inventory following the median price. A typical seasonal trend here.
