I have to be honest with you, it's my fiduciary duty : ) purchasing a home in today's market is not a good finanical decision, it's a good natural one. I have been finding more qualified buyers lately who expect to get a good deal on a house that will appreciate.
Unfortunately, I do not see measurable capital appreciation in any sector of the real estate market except for luxory and green homes in the near future.
