Homebuyer Tax Credit Changes

GREAT NEWS!! The rules have changed regarding the Homebuyer Tax Credit which has now been expanded to include existing homeowners.

Key Points of the new program:
1. Runs from December 1, 2009 thru April 30, 2010
2. First Time Buyer Credit - As before - $8,000 for married couples filing jointly
3. Current Homeowner Credit - $6,500 for married couples filing jointly - must have used the home as a principal residence for 5 of the last 8 years
4. Must be under contract with new home by April 30, 2010 and must close by July 1, 2010
5. Income Limits have been increased to $225,000 for a married couple and $125,000 for a single person
6. Maximum purchase price is $800,000

The Basking Ridge market continues to regain its health in most price ranges. Supply is restricted at the lowest end of the price range which primarily represent condos and townhouses. Similarly, supply is restricted in the $900,000 range with only 1 property currently available. Conditions have recently improved above $1,000,000 with a number of properties now under contract.

The market absorption rate is an industry standard measure of market health.
It is calculated by dividing the number of active listings by the number of properties that have gone under contract within the last 30 days. To provide more current info, I also include those properties that are currently pending (in attorney review) in the Under Contract numbers.
