    The average fixed rate 30-year mortgage, the most popular mortgage product,
    moved lower this week to 4.14% and the 15-year rate also down at 3.29%.

    FHA 30 Year Fixed     Today 3.75%
    Jumbo 30 Year Fixed     Today 3.98%

    The Last 30 Years of Interest Rates

    Interest Rate lows are at historic levels. Since the early 80's the average rate
    on a home loan was 8.75%. If you were to obtain a loan from Freddie Mac for
    $500,000 today, you could get an interest rate around the mid to high 3's. That
    is less than half of the average rate for the last three decades!

    Most experts agree that interest rates cannot drop much further and recommend
    people who are thinking about buying a home or refinancing a loan do so before
    they inevitable rise.

    Buying a home is one of the most important decisions you will make in your life.  A professional home inspection can help you optimize your investment.

    It is very important that you have a fair, accurate, and unbiased inspection of the property you intend to purchase. The findings of an inspection can provide further insight and information you will need to make the most comprehensive decision on the home you are buying.

    Firstly, home inspections might reveal major problems that may influence your decision to buy the home.  Secondly, home inspections may also reveal smaller maintenance issues that will affect how soon or often you service some items in your future home. The more information you have, the better.

    A professional inspector will go over the house's heating and cooling system, electrical system, plumbing, walls, ceilings, flooring, foundation, roofing, drainage, and basement.

    They will even show you how to change the filter in your heating system and take the time to show you where your emergency shut-offs are for the gas, water and electric service and answer any questions you may have about the home's appliances or systems.

    A home inspection will run about $200 to $500, depending on the inspector and other factors such as the size, age, and type of the home.  Consider the money spent on a home inspection an investment in your financial future. A few hundred dollars spent now can save you thousands later on down the road.

    Remember, no house is perfect. If the inspector finds problems, it does not mean that you should not buy the house. It does mean that you will know in advance what to expect, you will be informed about major problems, and you will have peace of mind that will help you enjoy your brand new home!
