    Colorado Ski Country USA is excited to officially launch the 5th and 6th Grade Passport programs for the 2011-2012 season!

    For over 15 years, the 5th Grade Passport Program has been offering free skiing to 5th graders. Since 2002, Colorado Ski Country has been encouraging children to continue skiing by offering the 6th Grade Passport Program as a follow-up pass.

    5TH GRADE PASSPORT:

    This year, Colorado Ski Country USA’s 5th Grade Passport Program provides participants with three free days of skiing or snowboarding at each of the 21 member resorts. Ski all 63 days or just a few; the 5th Grade Passport is still the best value in Colorado.

    6TH GRADE PASSPORT:

    Colorado Ski Country USA’s 6th Grade Passport Program provides participants with 4 days of skiing or snowboarding at each of our 21 member resorts for  $99. That amounts to 84 days on the slopes for a mere $1.20 per day.

    There is an area tucked away just north of Littleton, and west of Belleview which is an area pretty much undiscovered. As you head west on Belleview, the road changes and you arrive in The Town of Bow Mar situate between Bowles Lake and Marston Reservoir in Southwest Denver.

    There are just over 300 single-family homes in Bow Mar on acre-sized lots, many with spectacular views of the Rocky Mountains foothills. Despite being only 12 miles from downtown Denver, there is a strong sense of community.

    Local amenities include the private Bow Mar Lake, where one can sail at the yacht club and swim off the sand beach. Fishing and picnicking provide opportunities for family fun. Nearby, a dedicated bird sanctuary provides a wonderful outdoor experience. In general, Bow Mar residents are active, and the homeowners association serves to maintain the social, inclusive atmosphere at all communal sports facilities, including the lake, tennis courts and walking trail.

  • HUD $100 down program is believed to be no more ??

    If the rumors are true, then the HUD $100 program is no longer available in Colorado.  It would appear that few people have been notified of this, including Lenders and Realtors ®. It is coming to light sometimes as deals get to closing tables .. and cannot close!

     

    The conversion of the HUD M&M2 contract had recently allowed the $100 down incentive to promote buyer interest for several years. Now that it has transitioned to a new 2010 M&M3 contract, HUD has decided to remove this incentive here in state of Colorado.  Watch this space to see if any new programs come out ??

    Whilst our sources believe this product is no longer available, please check with your Lender and do your homework before submitting a contract-.

    All is not lost, there are other great programs available such as CHAFA for example.  Talk to a Lender for more information.

  • Holiday Celebration at The Mansion this weekend

    Holiday Celebration at the Highlands Ranch Mansion Saturday, December 4 10 a.m. until 3 p.m.
     

    Kick off your holiday season with the following activities:

    ● Event admission is free!
    ● At 10 a.m., Santa arrives on a fire engine for visits with children.
    ● Local choirs will perform holiday music throughout the day.
    ● Children can play reindeer games and write letters to Santa!
    ● Horse-drawn hayrides provide a fun, historic tour of the ranch.
    ● Tour the mansion with the Highlands Ranch Historical Society, and enjoy music by the Colorado Celtic Harp Society. (Tours are $2 per person or $6 per family.)
    ● Highlands Ranch Library storytellers perform puppet shows at noon and 1 p.m.
    ● Edwina the Elf will make balloon animals for kids, and the stilt-walking toy soldier will also attend!

    Refreshments may be purchased from the Knights of Columbus. The Knights of Columbus invite you to bring a coat, jacket, blanket or sweater to donate to the Denver Rescue Mission.

    This will be the final opportunity to tour the Mansion until it reopens in mid 2012 following the renovation work.

  • How to Buy a home with $100 down

    The Federal Housing Administration (FHA) offers a great incentive for Buyers who qualify for an FHA loan to be able to buy a HUD home (The US Department of Housing and Urban Development) for $100 down.  In order to get this, the Buyer has to

    * occupy the home
     * make a full price offer on the home (HUD will still offer up to 3% towards closing costs)
    * use FHA insured financing.

    The benefits of FHA financing are low down payments and compeitive interest rates.

    You need to find a Lender to see if you qualify for an FHA loan and then find an agent to help with the HUD buying process.
