    Totals for June 2014:

    • 36 Total Sales
    • 2 Bank Owned Sales (6% of all sales)
    • 4 Short Sales  (11% of all sales)
    • 17% of all sales are distressed property sales
    • Median price $245,000
    • Average days on Market 50

      Totals for June 2013:

    • 38 Total Sales
    • 8 Bank Owned Sales (21% of all sales)
    • 3 Short Sales  (8% of all sales)
    • 29% of all sales are distressed property sales
    • Median price $209,250
    • Average days on Market 25


    The lowest price home sold in Patterson during June 2014 was $50,000.   


    The highest price home sold in Patterson during June 2014 was $420,000.


    Distressed sales are way down and at their lowest levels in a long time.   We are seeing more and more "traditional sales" and a larger inventory of available homes.  The number of days on the market jumped up quite a bit for the second month in a row. We might be seeing a trend here.

    • Average days on Market 69

      Totals for May 2013:

    • 26 Total Sales
    • 3 Bank Owned Sales (11% of all sales)
    • 7 Short Sales  (27% of all sales)
    • 38% of all sales are distressed property sales
    • Median price $219,750
    • Average days on Market 20


    The lowest price home sold in Patterson during May 2014 was $169,950.   


    The highest price home sold in Patterson during May 2014 was $890,000.


    Distressed sales are way down and at their lowest levels in a long time.   We are seeing more and more "traditional sales" and a larger inventory of available homes.  The number of days on the market jumped up quite a bit this month. We'll see if this is a trend or just a fluke for this month.

    The number of sales was down considerably last year, and that is something that I will certainly be keeping an eye on. Distressed sales are way down and at their lowest levels in a long time.   We are seeing more and more "traditional sales" and a larger inventory of available homes.
