    36.5% Of Available Inventory Is Short Sale: Of the 148 detached homes currently for sale in Lake Forest California (including Foothill Ranch and Portola Hills) 54 are short sales (as of 2/10/11).  I always recommend choosing a home based more upon how it meets your needs rather than price but let's face it ... price is almost always a consideration and purchasing a short sale can afford a patient buyer with a rewarding price point.  Short sales sold at a discount of about 15% (versus standard sales) in Lake Forest over the last 3 months (November 2010 - January 2011).  The average sale price of detached homes in Lake Forest that were standard sales was $545,523.00 from November to January while the average sale price of short sale detached homes was $472,500.00 (26 short sales).  Given that you could purchase a short sale in Lake Forest for 15% less than a standard sale during the last three months why wouldn't you focus solely on short sale homes?

    Patience Of A Saint. Price isn't everything. The home you select should meet other basic needs and desires in conjunction with the ultimate sale price obtained. Short sales add some additional complications that all buyers should be aware of.  In a standard transaction you make an offer and the seller makes the decision to accept, reject or counter-offer and the process continues until both you (the buyer) and the seller are in agreement.  Proceed to escrow and then close.  Total time elapsed 30 - 60 days give or take.  Yes, I am simplifying as not every standard transaction proceeds so smoothly.  The point is, though,  that you (the buyer) and the seller are the decision makers.  Short sales require the approval of the seller's lender or lenders.  This often consumes a great deal of time and usually a good deal of going back and forth with the bank's demands and restrictions for the seller and their agent.  These negotiations between bank and seller often impact the buyer as well.  It is not uncommon for 30, 60 or even 90 days to elapse after your offer has been accepted by the seller only to be rejected or countered. The Dos and Don'ts of Buying A Short Sale are beyond the scope of this post but if you are looking to buy in Lake Forest it is beneficial to know the pros (likely a lower price) and the cons (may be a prolonged and complicated transaction) of buying a short sale.  If you are patient and resilient with a flexible timeframe buying a short sale in Lake Forest could be an excellent decision.

    40  homes came on the market in Ladera Ranch during November (unchanged from 40 in October).

    There were 164 homes for sale in Ladera Ranch at the close of November (down from 176 in October).

    12 Ladera Ranch homes went in to "Pending Sale" status in October (unchanged from 12 in October).


    Analysis: The number of homes sold in Ladera Ranch in November increased significantly from Octobers results and came closer to the 2010 average sales of 41 per month.  Not too bad for what is typically a slower time of year in Real Estate.  Sales volume in 2010 (thru 11/30/10) is, in fact, up a solid 5.6% compared to 2009 sales.  (454 total sales in 2010 compared to 430 in 2009 thru November 30th).  The average sale price in Ladera Ranch continued to erode, though, in November slipping from $617,636 thru October to $614,137 thru November.  Average sale price for detached and attached homes combined is now down 1.9% vs. 2009.

    The November 2010 sales metrics in Ladera Ranch continue to point to a stabilization of the local real estate market despite media hype to the contrary.  Consider this... The average price  of a home in Ladera Ranch dropped from $688,589 in 2008 to $619,547 in 2009 (a drop of over 10%).  Average price from 2009 to 2010 has only dropped 1.9% thru November.... a definate indicator of stabilization and price floor resistance.  With sales volume slowly increasing from 2008 to present and the rate of decline in price decreasing the climate appears to have changed and we can look forward to a "sunnier" market in 2011.  Prices are still at a significant discount relative to the market highs of 2006 and will very likely never be this low again. With inventory falling relative to the highs of 2008 (see chart below) and average price showing resistance in the low $600s we may look back at this time and call a bottom. Buyers waiting for "the bottom" should begin the purchase process now as things are looking up (so long as there are no significant negative developments in the labor/employment market).

     Analysis: Average sale price for detached homes in Foothill Ranch in 2010 is 4.4% higher than 2009 while attached homes (Condos and Townhomes) have dropped from $249,400 in 2009 to $248,100 year to date 2010.  4 of the 5 attached home sales in November are from one condo complex (Tuscany) which lost it's FHA approval status some time ago but remains a great value for investors and/or buyers with 20% down payment.  Short sales and Bank Owned (REO) sales continue to be a significant factor in 2010 and November was no exception.  Of the 9 November closed sales in Foothill Ranch two were short sales (22%) and two were Bank Owned (22%).


    11 homes came on the market in Foothill Ranch during November (down from 13 in October).

    There were 50 homes for sale in Foothill Ranch at the close of November (down from 53 in October).

    8 homes in Foothill Ranch went in to "pending sale" status during November (up from 5 in October).
