Buying a New Construction Home!

So I have been hearing many questions about buying a new construciton home lately, and decided that it was worth posting about.  

People want to know how much can I negotiate, do I need a buyer's agent, do I have to pay for the buyer's agent if I choose to use one, what are the benefits of new construction, etc.  Well, as some of you may have seen in my profile, I worked in New Construction for one of the top builders in Charlotte for more than 5 years prior to joining RE/MAX in 2007.  From this I was able to gain an inside perspective on the "in's and out's" of new construction, which have allowed me to help many buyers get the best deal on their new home.

Well first of all, you should know that the onsite builder reps work for the builder, and not you.  Their goal is to sell as many houses as possible at the best price for the builder.  They are there to SELL you a home, not help you BUY one.  This is the distinct difference between an onsite rep and having your own Buyer's Agent.  This is one of the biggest misconceptions that I hear when people ask me questions about new construction.  So many people say, I don't need a Realtor because I am buying new construction.  Well let me just tell you that when using a Realtor you will almost always get a lower price than when you don't, and guess what, the Realtor is paid by the builder, NOT YOU!  So in other words, why would you NOT want someone to represent YOU, when it is free to you?  The job of a Realtor is to work for YOU in helping you find the "right" community, "right" home, educating you on the process and the areas, negotiating the best deal, choosing the best options for resale, helping you through inspections (should you choose to have them), and being YOUR advocate should anything come up through the process that is of concern.  

As for the benefits of buying new constructions, there are many.  The biggest one in my opinion right now is the Energy Star that many builders are using now.  With that said, you also need to know that there are two different meanings for this.  Some builders are advertising Energy Star and all that means is that they are using some Energy Star products.  Others are actually Energy Star Certified which means that they have an independent company that comes out throughout various stages of construction to ensure that the standards are met and that your home is the most energy efficient as possible.  If you are looking for a home that is more "Green", this is the designation you want to look for.  I am hearing from my clients that their utility bills are up to 30-50% less than they had been in previous non Energy Star homes.  This is a awesome benefit to new construction.

Other benefits of new construction are a little more obvious, you get to pick the options and features that are important to you.  In other words, you get to build the home the way YOU want.  With so many properties that have been run down and in total despair, this is a breath of fresh air for many that are searching for a new home.
