    Each month I analyze the housing market for the towns I work in most and create a "Local Market Update" .  (When I work with a buyer or seller outside of my main towns, I also do an in-depth market analysis as well for a deeper understanding of how to make the most of my clients time and money.)  I do this because home buyers and sellers really need to have a very clear picture of what a home is worth in this market.  I fell by educating my clients, they can feel more in control and be prepared as to what to expect during the negotiation process we're bound to have.

    Windham NH Home sales started off very slowly, like most of the surrounding towns, including Pelham and Salem NH.

  • Dracut Home Sales November 2010

    Dracut Home Sales were down from November 10-Dec 10 compared to the 30 days previous.  Could it be the holidays or the uncertainty in the market ....???

    What does this mean for you if you're a seller or a buyer?  Certainly as a buyer, you have some great opportunities left and as a seller, it is critical to work with an agent who works with market statistics and can price your property at the right point in the market.

    Methuen continues to see activity when speaking of single family homes.  Speaking in terms of sales price and the number of sales, September was a better month.  (Perhaps there was an unecessary delay in some of the 27 homes that were still under agreement at the end of the month??)

  • Windham NH market update October 2010

    Windham NH continues to have the strongest sales in the immediate area - better than Pelham and Salem, NH! 

    During the last 4 weeks, NINETEEN PROPERTIES were sold in Windham!  The average list price was $484,900 and the average sales price is $482,000, meaning that sellers are getting 99% of what their asking price is.

    Based on this initial data, we might think this is a seller's market, but is it?

    At least 2 important questions need to be asked when looking at these numbers:
    • Were there any new construction sold? 
                    Yes, and many times, new construction listing prices are the basic model, so when people pick all the extras they want, the price goes up....

    • Was the final listing price the same as the starting listing price?
                    Not too often these days....
