As we can see in the document above, my investor made a 30% down payment on the triplex, investing $125,000. He then had to spend $25,000 dollars in closing cost and repairs on the properties. Those $25,000 went towards a remodel of the property that consisted of new windows, granite countertops, tile and brush nickle fixtures throughout the units.
Each unit has 2 bedrooms and 1 bath as well as a one-car garage and is rented at $800 per month. After the $180 spent on taxes and insurance monthly, my investor is receiving approximately $26,700 in cash flow yearly, with an 18% return on investment.
All in all, a great triplex investment.
