HOME STAGING

Life is great as I have been extrememly busy these past few months.

I had a presentation last Tuesday to a group of business professionals and they are hooked on the idea of staging being a marketing tool.  At first they really didn't get it and were very skeptical of this fad called "home staging".  They previewed it as just another gimmic.  But when confronted with the stats and when presented as a "must have marketing tool" they really got on board.  They were practically giddy now that they really understand how it all makes sense.

The line that really got them thinking was this "  In the past buyers expected to buy what the sellers were selling, and remodel later.  In this market of over-supply (and instant gratification,) buyers look until they find something just right, or they keep looking.  Some staging involves minor cosmetic updates, neutral but attractive in nature, that make the product motivating.  While a price reduction may not make any difference at all in the buyer’s perception of marketability, minor updates and presentation can make a huge difference.

The only thing we did here before staging was remove the old wallpaper mural and paint.  The rest was staging.  The property sold but more importantly this particular property was no longer considered "old". We made the entry tile work.

Presentation and perception make all the difference when marketing your largest personal investment.
