Hot Properties in a Seller's Market!

 Hot Properties!!









It is officially a seller’s market! And I see “Hot Property” used a lot in the property descriptions.  But, I want to advise sellers strongly of not taking this literally.  What do I mean by this?

Well, when showing a home to potential buyers you want the conversation to be about the homes features.  You want the realtor to be able to point it all of the great architectural features.  You want to be sure that things like the moldings, high ceilings, dual sided fireplace etc. are not missed and are literally point out to potential buyers.  Well, a sure “Fire“ way (pun intended)  to get those selling features over looked is a by not having the AC on during showings in the spring and summer month,  Especially here in HOT- Atlanta( look I made another funny!).   If the temperature is drastically different when the buyers and realtor go upstairs, the following may happen:


1.     The conversation turns to the temperature

2.    Buyers begin to wonder if the utilities must run to high and not be affordable

3.    Buyers think that there may be something wrong with the AC unit

4.    Everyone wants to speedily get off that level and can’t take in all the selling features of your home because it is too Hot!   

I’m just saying… if you want your home sold quickly this one little detail will help your “Hot Property” not cool down by being on the market too long.
