They’re not buying the mess, they’re buying the house!

This is what one colleague once stated to me when I provided feedback after showing one of their listings; my reply was that I couldn’t agree more, but seriously? How many of us went to visit a car dealer looking for a new or pre-owned vehicle and were willing to overlook that the car was covered in mud? Yes, you are right, none of us; we expect to see vehicles with the highest state of appearance and if we don’t, we immediately get turned off.

Well, the same holds true for homes; we as agents have showed our clients many, many homes and most of us agents will really listen to what are clients are saying about each property as we tour them. The first thing most clients do when walking in the door to a home is to use their sense of smell; which can indicate many things, one of which is how clean the home is being kept or how filthy the home may be.

The second thing buyers look for is a home that is clean! My philosophy is that a home that is clean is most likely a home that has been well-maintained. This is why “condition” of a home and “staging” are very important keys to selling a home.
