How much home
can I afford?
Most homebuyers find that they need
to finance at least part of their home
Therefore, the first stage in finding the
right home is to review your personal
financial situation and make an
informed estimate of your true
Make a rough estimate of how much home
you can afford based on your income.

you can afford.

Take a close look at your credit report.
Your Credit History is one of the principal
measures used by a lender to determine your
interest rate. The better your credit, the better
lending terms your bank or lending institution
will be able to offer you.
The three main credit report agencies are:
Remember that there are several factors that
affect your credit report including your payment
history, your current ratio of debt to income and
signs of responsibility and stability. And since not
all creditors report to all three agencies, it's best
to order a report from all three institutions.
If there are any discrepancies on your credit
report, it's important that you contact the rating
agencies and have those records corrected.
Talk to a Qualified Lender
After you've made a preliminary review of your
finances, you'll want to talk to a qualified lender.
A mortgage professional will not only be able to
give you information on the best rates and terms
available in the current market, but he or she can
also explain to you what options you have given
your unique financial situation.
You'll also want to talk to the lender to see if you
can be pre-approved or pre-qualified.
Pre Approval vs. Pre Qualification
Pre-Qualification is only a loan agent's opinion
that you'll be able to obtain financing. No
verifications are made, so formal approval is not
Pre-Approval means your loan application has
been taken through a rigorous procedure. Preapproval
saves you the time of looking at houses
you can't afford.
Kind regards Niko,
I work with one of the best lenders in town please call for details.
What happened yesterday?
Mortgage backed securities (MBS) gained a modest +2 basis points from Wednesday's close. So far this week, MBS have moved down -54BPS from Monday's open to Thursday's close.
The Import and Export Price reports were not released yesterday.
Initial Weekly Jobless Claims came in at 374K vs est of 310K. About half of the jump is due to the government shutdown and the other half due to California's lingering computer glitches which caused them to under report the last two readings. On the surface a miss like this would be beneficial for rates, but instead the market was focused on Treasury Secretary Lew's testimony on the impact of a default.
MBS fell to their worst levels of the day as a result of the testimony of Lew (-40BPS) amid concerns of the impact a default would have on our credit and borrower costs in the future.Â
Secretary Lew made a point that his office could not select specific areas for payment and other areas for non payment. He stated their system was basically a pay all or pay none type of system. With that point, he also commented that social security checks would not go out and that many seniors may start to default on mortgage and other payments as a result.
Well....that got the phone ringing. No one messes with Grandma's check! And the Republican leadership reached out to the White House. As a result, we had our first actual face to face meeting between Boehner and Obama since the shutdown. This caused MBS to rebound on the speculation that there may be at least a temporary deal in the works.
As a result, our 30 year Treasury bond auction went much better than Wednesday's 10 year Treasury note auction and MBS began to rebound just after 1:EDT which helped mortgage rates.
