Price the home at 10% below comps to start and drop the price 10% every month. Game time is over for sellers so get serious on the price and quickly. Much higher mortgage and unemployment rates are going to decimate sellers in 2010.

We're in 2010 and sellers aren't decimated yet. On a serious note, having a set plan in place when 1st putting the home on the market is a great idea, that way you follow a plan and emotion is minimized which helps a lot. Pay attention to homes that sell in your market area. This can be a burden, but it makes you knowledgeable and hard to disagree with. Look at sold comps and active comps around the home you are trying to price. Chances are you've already done this but instead of the obvious, look at when price drops were and how far apart they were. I've been a member of 4 separate MLS and all provided me with very useful data. It is amazing the consistency you can find, almost like an exact formula that varies from neighborhood to neighborhood.
