  • Why Selling Your Home Now May Be Better Than Waiting Until Spring

    In Carmel and Fishers are surrounding areas, year after year, I hear many people tell me that they are waiting until Spring to sell their home.   They call me for the value of their home, price, improvements to make, etc, but feel it is most beneficial for them to wait unti Spring to sell their home. This year it is simply untrue for the following reasons:

    1)Inventory Levels are At a Historically Low Level-  this is the lowest inventory level in homes for sale in Carmel and/or Fishers as I have seen in over 8 years!    This is a huge advantage for whoever is on the market right now because they do not have many options.  When Spring arrives and the flowers start to bloom I believe there will be a huge amount of homes in both Fishers and Carmel coming on the market.   If more homes come on market then there are buyers you will see prices start to level off and even possibly decline.  Right now prices here are rising!

    2)Interest Rates are at a historically low level-with rates around 4% this is some of the lowest they have ever been, making it very appealing for buyers to come out and buy homes even in the cold weather!

    3) Only Serious Buyers look for homes in the winter- You will not have to prepare and leave your home for non qualified no serious buyers.  In the winter months only real buyers are out looking where as in the warmer months you have a lot of people who just want to look and not necessarily buy homes are out looking

    4)Homes are selling better this winter then the past 3-4 winters combined!  We are having a historic amount of homes selling.

  • How To Deal with Multiple Offers as a Buyer

    Imagine this, you begin your search online, and you find 5 perfect homes.  You call up your agent and go out on a Saturday morning to look at the options.  You fall in love with one of them, and have your agent write up a purchase agreement.   Once you sign it and have your agent submit the offer to the listing broker your agent hears from the broker that there are several offers on the table and the home has only been on the market 1 day!   This is not an uncommon scenario in the current market!  In Fishers, Carmel, Zionsville, and Geist, where I specialize in selling Real Estate I see this almost every week!   So what do you do?

    Most the time they ask you for your highest and best offer.   Have your agent run the numbers and if they specialize in the area they should be able to provide you with the value of the home.  Imagaine the home is listed for $400,000, but it’s worth $425,000.   Would you be ok with paying $425,000 for a house priced at $400,000.  Well the answer is if you really want the house pay market value for it and as long as no one overpays you will get the home.  If you are unwilling to pay over asking for a home then you may not get it!   Many people are paying over asking right now and the good thing is your lender will have an appraisal to justify the value. If you offer too high and the value comes in lower the owners will more likely be willing to negotiate down to the market value unless they have a cash offer higher then the market value!   Be aggressive, don’t overpay, but don’t underpay!

    Second, make sure to make your offer clean.  Have your agent figure out with the other agent what the ideal closing time is with the seller. Is it today or is it 60 days from now?  If you match what the seller wants in terms of closing date this could help you offer significantly.   Do not add any contigencies such as a home to sell, sellers do not like to see this.  Pay your own closing costs, many buyers ask seller to pay their closing costs and if you pay your own it looks much cleaner and you are possibly a more financially sound candidate!

    As a specialist in selling Carmel, Indiana Real Estate for the past 8 years, I have had many people who are moving from out of State tell me that they keep hearing that Carmel, Indiana is the town to live!  Here are a few reasons why I love Carmel, and I think you should to when considering where to move in the Indianapolis area:

    6)Affordable Real Estate and Luxury Properties-  Carmel is a very affordable town when you compare it to other great places in the United States, and Carmel offers homes ranging from affordable ranch and two story homes to mega mansions in gated communities.

    Carmel, Indiana, the immediate suburb to the North of Indianapolis, is a great city and the downtown is no exception.   The city of Carmel in the past few years has transformed it’s downtown into a great place to visit.    Downtown which is known as the Carmel Arts & Design District, offers great dining options such as Bub’s Burgers(home of the Big Ugly, Detour(sports bar), Bazbeaux Pizza, Muldoon’s, among many other options.  Nightlife includes Muldoon’s and Detour both friendly bars with outdoor seating.   The Monon Trail runs right through downtown which is a trail that runs from downtown Indianapolis all the way North of Carmel.   Many people ride bikes, run, and walk the trail!  There are several art studios, boutiques, antique stores, and other shopping opportunities among the district as well.   One of the focal points of the Carmel Arts & Design District is the Indiana Design Center where my office is located.    The Indiana Design Center is a variety of Interior Designers, Furniture Stores, and other stores pertaining to designing the interior of your home.   RE/MAX Ability Plus is the only  Real Estate office located within the Indiana Design Center.   We love working here and having easy access to all downtown Carmel has to offer, while being able to service all of our clients in buying and selling homes throughout Carmel.

    The Monon Community Center in Carmel, Indiana is a 146,000 sq ft. recreational, workout, pool center that is one of the nicest facilities in the State of Indiana.    I tell all of my clients who are considering living in Carmel about the Monon Center.  I am a member and love it!    The Monon Center offers a fitness center, water park, indoor pools, gymnasium, indoor track, meeting rooms, and so much more!   For an individual the rate is about $35 a month, and for a family of four it is under $100!   A great deal.   Childcare is available as well if you want to drop the kids off and enjoy a great workout!   If you are considering living in or around the Carmel area the Monon Center is worth checking out!

  • Geist Reservoir Living in Fishers

    Many of our clients want to enjoy the benefits of living in Fishers on and/or near Geist Reservoir.  Approximately half of Geist Reservoir is in Fishers and/or the Fishers School System(Hamilton Southeastern).   If you want to live in the Fishers and by or on Geist Reservoir you will want to look in the following neighborhoods:

    Masthead-One of the original neighborhoods in Geist, Masthead offers custom homes with some of the most beautiful mature properties in Geist.  Part of Masthead is in Fishers and part is in Indianapolis.  Look in the northern part noth of 96 and Fall Creek for Fishers.   From mainbody lake homes to some really great value homes on the cove,   Masthead has options from everyone.   Currently there are 21 homes on the market starting at $221,500 for a 2126sqft ranch foreclosure up to $1.69 million for an 8691sqft waterfront mansion with expansive views of Geist.

    Bridgewater-  Featuring HSE schools, this neighborhood has the best location in Geist in my opinion.   The neighborhood sits next to the marina and marina village, within easy walking distance to shopping and fine dining.  Many of the homes are waterfront or have deeded boat docks.  Currently there are 5 homes on the market ranging from $539,000 from a 5442 sqft home across the street from the water to 1.8 million for a 7000sqft Geist waterfront home.

    Anchorage- One of the few gated communities, this offers the best value of homes for privacy,HSE schools, and location.   There currently are 3 homes on the market ranging from $475,000 for a 4894 sqft home off the water to 634,000 for a great custom home with deeded boat dock.

    Cambridge-  One of the most infamous neighborhoods, which has reached national news with the pilot who stole millions of dollars from clients and faked his own death, this neighborhood borders Geist reservoir and always has a lot of homes for sale.   Currently there are 22 homes for sale ranging from $329,900 to 3.74 million.  This is a great Fishers school neighborhood if you like newer custom homes bordering the lake.

    Canal Place-  If you want high end custom construction in Fishers schools, bordering Geist Reservoir, Canal place is the place to be.   Currently there are  8 homes on the market ranging from 449,900 to $950,000 for a waterfront mansion.

    Watersedge- If you are looking for newer construction on the water, Wateredge near 104th and Olio Road in Fishers is right on Geist.  This neighborhood was built by Eaton.   There is one 3300 sqft waterfront condo on market for  $569,900.

    Regardless of which neighborhood you choose, living in Fishers in the Geist area offers great living for all.
